Renting versus owning in Boca Raton: the monthly numbers side by side.

Boca Raton is a city of about 100,000 people on the southern edge of Palm Beach County, and it behaves like several markets at once. East of Federal Highway you are in the Mizner-era grid and the barrier island, where lot value drives the price and inventory is thin. West of I-95 you are in country club and gated communities built from the 1970s onward, where the club membership, the renovation and the golf course view decide what a house is worth. The number that matters to you depends entirely on which of those you own. If you want the two people who prepared these figures to walk you through them, meet the Boca Raton brokers behind PBP Real Estate.

Neighborhoods we cover

We publish a separate report for each Boca Raton neighborhood, because a median for the whole city is close to meaningless when the range runs from a $300,000 condominium to a $20,000,000 waterfront estate. Among them: Royal Palm Yacht and Country Club, The Sanctuary, Boca Bath and Tennis, Camino Gardens, Old Floresta, Woodfield, St. Andrews Country Club and Boca Grove. Each one carries its own current listing count, its own time to sell and its own sold prices.

Schools

Boca Raton is served by Palm Beach County School District. Looking at how homes sold here are actually assigned, Boca Raton Community High School covers about 37% of them, Spanish River High School about 32% and Olympic Heights Community High School about 24%. At middle school level the split runs Omni about 40%, Boca Raton Community about 34% and Eagles Landing about 19%. Assignment follows the address and boundaries are redrawn periodically, so confirm the current assignment for any specific property with the district before you rely on it.

Getting around

Measured from the center of the city, Boca Raton Regional Hospital is about 3.1 miles away, the Boca Raton Tri-Rail and Brightline station about 3.6 miles, and the ocean about 5.1 miles. Interstate 95 and Florida's Turnpike both run north to south through the city, Boca Raton Airport handles private aviation off Airport Road, and Fort Lauderdale-Hollywood International is about 30 minutes south in normal traffic.

Working with us in Boca Raton

If your Boca Raton listing already came off the market once without selling, the diagnosis and the relist plan are set out on our expired and canceled listings page.

Our office is in Boca Raton, which is not a marketing line: it is where most of what we sell sits, and where Gia Freer, our Broker of Record, has been pricing property since she was licensed in 2000. PBP Real Estate is a transaction broker, and we handle probate and estate sales, short sales and relocation in house rather than referring them out.

Our most recent closing in the city is an East Boca pool home in Caldwell Heights, 2242 NW 3rd Court, which went under contract after 8 days on market and closed October 15, 2026 at $695,500.

If you own here and want to know where your property sits in the numbers above, we will read the sold homes on your street and give you a written opinion of value. No automated estimate is published on this site, because an algorithm cannot see a renovation, a view or a lot line.

More on Boca Raton

Four things about this market that we publish from our own BeachesMLS data feed and almost nobody else does: cash buyers in Boca Raton and how their share is moving, how long homes take to sell in Boca Raton counted across relistings rather than reset by them, asking price versus sale price in Boca Raton, and financing a home in Boca Raton by the loan types that actually close here.

Did your listing come off the market without selling? Read what the data says about an expired listing in Boca Raton — how much of the local inventory is sitting past 90 days, and what waiting costs against the original asking price.

More on Boca Raton pricing

If you are weighing whether to sell this year or hold, the carrying side of that math is also on the ballot: two November 2026 measures would raise the homestead exemption and tighten the cap on non-homestead assessment increases starting in 2027 — the detail, and what is still only proposed, is in Florida’s 2026 property tax ballot measures.

Living here rather than just buying: things to do in Boca Raton and why we chose to live and work in Boca Raton.

Thinking about selling? Start with the figures that apply to your property type: what is my home worth in Boca Raton; probate real estate in Boca Raton; short sale in Boca Raton. Houses and condominiums are reported separately on every page.

Our current exclusive listing in the city: 5032 Heatherhill Lane #6 at Heatherwood, an updated one-bedroom condo with a den in an 80-unit waterfront community on the Hillsboro Canal, offered at $295,000.

If you are thinking about selling, three steps

  1. Tell us about the property

Address, condition, timing and anything a website cannot see: a renovation, a view, a lot line.

  2. Get a written opinion of value

Gia Freer prepares it from the same BeachesMLS data behind this page. No automated estimate is used.

  3. Decide with the numbers in front of you

Sell now, wait, or rent: you see what each path looks like before anyone lists anything.

Boca Raton single-family, month and year to date

The single-family median moved from $950,000 in September 2025 to $1,136,250 in September 2026, and median days on market went from 32 to 29. Condominiums and townhouses are a separate market here: 181 closed in September 2026 at a median of $428,000, and they are reported separately on this page.

Boca Raton single-family houses that closed in September 2026 sold for a median 93.7% of their original asking price and 96.1% of their final asking price (167 sales). Boca Raton condominiums and townhouses that closed in September 2026 sold for a median 93.9% of their original asking price and 95.4% of their final asking price (181 sales).

In September 2026, Boca Raton single-family houses that never cut their asking price went under contract in a median 15 counted days and sold for 97.2% of their original asking price. The 63 that cut it (38% of closings) took 97 days and sold for 87.7% of their original asking price, 94.5% of the final one. In September 2026, Boca Raton condominiums and townhouses that never cut their asking price went under contract in a median 16 counted days and sold for 96.1% of their original asking price. The 67 that cut it (37% of closings) took 116 days and sold for 86.1% of their original asking price, 94.8% of the final one. Counted days run from the listing contract date to the purchase contract date, plus recorded time from any earlier listing of the same home.

Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
