Fort Lauderdale has around 165 miles of navigable waterways, and that single fact drives the top of its housing market. In the Isles neighborhoods off Las Olas Boulevard, dockage, bridge height and canal width are priced as directly as bedrooms are elsewhere. A house with 100 feet of deep water and no fixed bridge to the Intracoastal is a different asset from an identical house one street inland.
Key takeaways
- In September 2026, single-family homes in Fort Lauderdale closed at a median of $615,000, at 94.4% of the original asking price and 97.1% of the final asking price, after a median 42 days on market, across 132 closings.
- In September 2026, condominiums and townhouses in Fort Lauderdale closed at a median of $409,000, at 92.0% of the original asking price and 95.2% of the final asking price, after a median 81 days on market, across 133 closings.
- Brightline's Fort Lauderdale station has pulled demand toward downtown in a way that did not exist a decade ago.
- Fort Lauderdale-Hollywood International Airport is roughly 15 minutes south, Port Everglades adjoins it, and Interstate 95, US 1 and A1A carry the north-south traffic.
Away from the water the city is a working one: a downtown that has added residential towers steadily, the Flagler Village and Victoria Park blocks east of the tracks, and the postwar neighborhoods north toward Oakland Park. Brightline's Fort Lauderdale station has pulled demand toward downtown in a way that did not exist a decade ago.

Working with us in Fort Lauderdale
If you own a condominium in an older building here, the association's reserve study and assessment history now affect your price as much as your renovation does, and a buyer's lender may ask about both. We read those documents before we set a price rather than after an offer falls apart.
Gia Freer, our Broker of Record, has been licensed in Florida since 2000. PBP Real Estate is a transaction broker, and we handle probate and estate sales, short sales and relocation in house. Tell us your address and we will give you a written opinion of value based on what has actually sold near you.
Four things about this market that we publish from our own BeachesMLS data feed and almost nobody else does: cash buyers in Fort Lauderdale and how their share is moving, how long homes take to sell in Fort Lauderdale counted across relistings rather than reset by them, asking price versus sale price in Fort Lauderdale, and financing a home in Fort Lauderdale by the loan types that actually close here.
Did your listing come off the market without selling? Read what the data says about an expired listing in Fort Lauderdale — how much of the local inventory is sitting past 90 days, and what waiting costs against the original asking price.
Thinking about selling? Start with the figures that apply to your property type: what is my home worth in Fort Lauderdale; probate real estate in Fort Lauderdale; short sale in Fort Lauderdale. Houses and condominiums are reported separately on every page.

Counted days run from the listing contract date to the purchase contract date, plus recorded time from any earlier listing of the same home.
Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
