Wellington began as the largest strawberry farm in Florida and became, improbably, the center of American winter equestrian sport. From January to April the Winter Equestrian Festival and the polo season at the International Polo Club bring competitors and horses from around the world, and the village is built to accommodate them: bridle paths beside the roads, barns inside residential zoning, and a property market with a seasonal rhythm no other village here has.

Away from the equestrian preserve, Wellington is a large, planned residential community with lakes, parks and a substantial family population, and those two Wellingtons trade differently.

Working with us in Wellington
An equestrian property is priced on stalls, footing, hacking access and proximity to the show grounds, and a family home two miles away is priced on schools, lot and condition. Using the village median for either one is how sellers here lose a season.
