Boynton Beach runs from the Atlantic to the edge of the Agricultural Reserve, and the price of a house here depends almost entirely on how far west it sits. East of Federal Highway you have older coastal blocks, the Intracoastal and a downtown that has been rebuilding around Town Square. West of Military Trail you have the large planned communities built from the 1980s onward, many of them age-restricted, where the fee structure and the age restriction shape the buyer pool as much as the house does.

That western half is why Boynton Beach has one of the deepest condominium and villa markets in the county, and why its two halves behave so differently.

What houses and condominiums are doing right now

In September 2026, single-family homes in Boynton Beach closed at a median of $500,000, at 95.0% of the original asking price and 97.2% of the final asking price, after a median 40 days on market, across 145 closings. Across the year so far, 1,404 closed at a median of $525,000, against 1,364 at $515,000 in the same period last year. There are 484 on the market now at a median asking price of $549,950, and about 3.3 months of supply, which still favors sellers.

In September 2026, condominiums and townhouses in Boynton Beach closed at a median of $260,000, at 92.0% of the original asking price and 95.5% of the final asking price, after a median 55 days on market, across 121 closings. Across the year so far, 1,171 closed at a median of $266,750, against 989 at $275,000 in the same period last year. There are 696 on the market now at a median asking price of $249,900, and about 5.8 months of supply, which is close to a balanced market.

Houses and condominiums are reported separately here on purpose. Averaging the two produces a number that describes neither, and in this market the two halves frequently move in different directions.

Neighborhoods we cover

We publish separate reports for Boynton Beach communities, including Canyon Isles, Canyon Lakes, Cobblestone Creek, Artesia, Colony Preserve and Cypress Creek. Each carries its own listing count, time to sell and sold prices, which is the level a pricing conversation actually happens at.

Getting around

Interstate 95 and Florida's Turnpike both run through the city, the Boynton Beach Tri-Rail station sits on the west side, and Boynton Beach Boulevard carries traffic from the Turnpike to the ocean. Boynton Harbor Marina and the Boynton Inlet give direct ocean access, which is a real price factor for waterfront property here. Palm Beach International Airport is about 20 minutes north.

Working with us in Boynton Beach

Age-restricted communities, association approvals and estate sales are routine here, and all three change how a sale is run. Gia Freer, our Broker of Record, has been licensed in Florida since 2000. PBP Real Estate is a transaction broker, and we handle probate and estate sales, short sales and relocation in house rather than referring them out.

Tell us your address and we will read what has actually sold in your community, not the city median, and give you a written opinion of value.

More on Boynton Beach

Four things about this market that we publish from our own BeachesMLS data feed and almost nobody else does: cash buyers in Boynton Beach and how their share is moving, how long homes take to sell in Boynton Beach counted across relistings rather than reset by them, asking price versus sale price in Boynton Beach, and financing a home in Boynton Beach by the loan types that actually close here.

Did your listing come off the market without selling? Read what the data says about an expired listing in Boynton Beach — how much of the local inventory is sitting past 90 days, and what waiting costs against the original asking price.

Thinking about selling? Start with the figures that apply to your property type: what is my home worth in Boynton Beach; probate real estate in Boynton Beach; short sale in Boynton Beach; sell my house in Boynton Beach. Houses and condominiums are reported separately on every page.

Boynton Beach single-family, month and year to date

The single-family median moved from $490,000 in September 2025 to $500,000 in September 2026, and median days on market went from 52 to 40. Condominiums and townhouses are a separate market here: 121 closed in September 2026 at a median of $260,000, and they are reported separately on this page.

Boynton Beach condominiums and townhouses that closed in September 2026 sold for a median 92.0% of their original asking price and 95.5% of their final asking price (121 sales).

In September 2026, Boynton Beach single-family houses that never cut their asking price went under contract in a median 13 counted days and sold for 97.4% of their original asking price. In September 2026, Boynton Beach condominiums and townhouses that never cut their asking price went under contract in a median 35 counted days and sold for 95.5% of their original asking price. The 59 that cut it (50% of closings) took 138 days and sold for 86.6% of their original asking price, 95.7% of the final one. Counted days run from the listing contract date to the purchase contract date, plus recorded time from any earlier listing of the same home.

Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.

  • She helped us find our house in Boynton Beach about 9 years ago, and that was a success. When we were ready to move on and sell that house, she was very good at helping us prepare and sell that house and purchase our new home in Westlake.

    ★★★★★ Christopher H. · Google review, August 2026

  • After more than a year trying to sell my condo to no avail, here comes Gia and with her sincere persona and professionalism, she sold my condo within 3 weeks.

    ★★★★★ Rosa S. · Google review, February 2020

  • Gia and John from PBP Real Estate exceeded expectations in selling my mother's Delray Beach condo, which had previously failed to sell with another firm. Despite being in New York, I experienced excellent communication and responsiveness via phone, text, and email, making the remote process, including the closing, stress-free.
