Hollywood was platted in the 1920s by Joseph Young as a planned city between Fort Lauderdale and Miami, and the bones of that plan are still visible: the circles, the wide boulevards, and a downtown grid that predates the postwar sprawl around it. The Broadwalk, a two and a half mile pedestrian promenade along the beach, is the city's signature and one of the few of its kind in South Florida.

Key takeaways

  • Hollywood was platted in the 1920s by Joseph Young as a planned city between Fort Lauderdale and Miami, and the bones of that plan are still visible: the circles, the wide boulevards, and a downtown grid that predates the postwar sprawl around it.
  • In September 2026, single-family homes in Hollywood closed at a median of $530,000, at 94.2% of the original asking price and 97.5% of the final asking price, after a median 52 days on market, across 90 closings.
  • In September 2026, condominiums and townhouses in Hollywood closed at a median of $205,000, at 91.3% of the original asking price and 95.0% of the final asking price, after a median 64 days on market, across 68 closings.

The market splits sharply east to west. Hollywood Lakes and the beach blocks trade on water and walkability, the central neighborhoods on 1950s housing stock and lot size, and the western communities toward the Turnpike on newer construction and association amenities.

Separate reports run for Hollywood Lakes, Hollywood Hills, Central Golf, Rock Creek, Embassy Lakes and Driftwood Estates.

Getting around

Interstate 95, US 1 and Florida's Turnpike all run through the city, and the Hollywood Tri-Rail station connects north and south. Fort Lauderdale-Hollywood International Airport sits on the northern boundary, which is a convenience for some blocks and a flight-path consideration for others. Port Everglades is minutes away, and Aventura and North Miami Beach are immediately south.

Working with us in Hollywood

Because the airport, the beach and the Turnpike all pull on different parts of this city, a citywide median tells an owner very little. What matters is your block, and whether your buyer is looking for water, walkability or square footage.

Gia Freer, our Broker of Record, has been licensed in Florida since 2000. PBP Real Estate is a transaction broker, and we handle probate and estate sales, short sales and relocation in house. Tell us your address and we will give you a written opinion of value from sales that actually compare.

Did your listing come off the market without selling? Read what the data says about an expired listing in Hollywood — how much of the local inventory is sitting past 90 days, and what waiting costs against the original asking price.

Thinking about selling? Start with the figures that apply to your property type: what is my home worth in Hollywood; sell my house in Hollywood; probate real estate in Hollywood; short sale in Hollywood. Houses and condominiums are reported separately on every page.

If you are thinking about selling, three steps

  1. Tell us about the property

Address, condition, timing and anything a website cannot see: a renovation, a view, a lot line.

  2. Get a written opinion of value

Gia Freer prepares it from the same BeachesMLS data behind this page. No automated estimate is used.

  3. Decide with the numbers in front of you

Sell now, wait, or rent: you see what each path looks like before anyone lists anything.

Hollywood single-family, month and year to date

The single-family median moved from $535,000 in September 2025 to $530,000 in September 2026, and median days on market went from 43 to 52. Condominiums and townhouses are a separate market here: 68 closed in September 2026 at a median of $205,000, and they are reported separately on this page.

Counted days run from the listing contract date to the purchase contract date, plus recorded time from any earlier listing of the same home.

Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
