Pompano Beach has been rebuilding its eastern edge for a decade. The pier, the beach parking structure and the Pompano Beach Fishing Village replaced a strip that had not changed since the 1970s, and the effect has worked its way inland through the older beachside blocks. Further west, Palm Aire and the golf communities are an entirely separate market, much of it age-qualified and condominium-heavy.
The city also has a genuine boating market: the Hillsboro Inlet gives ocean access without a lock, and canal-front houses in the eastern neighborhoods price accordingly.

Working with us in Pompano Beach
Fourteen months of condominium supply means your building's specifics decide your outcome: its assessments, its reserves, its rental rules and what has closed inside it this year. The citywide median is not a pricing tool here.

Selling and Buying in Pompano Beach: Questions and Answers
Who pays for owner’s title insurance in Pompano Beach?
In Broward County the buyer customarily pays for the owner’s title insurance policy. In Palm Beach County the seller customarily pays. Pompano Beach is in Broward, so a seller here avoids a cost that a seller in Boca Raton or Delray Beach carries, and a buyer here picks it up. It is customary rather than statutory and can be negotiated in the contract, but if you are comparing a Pompano purchase to one twenty minutes north, that difference is real money and most online closing-cost guides get it wrong by treating South Florida as one market.
Why is my Pompano Beach condominium taking so long to sell?
Because the citywide median tells you almost nothing about your building. Condominium supply in Pompano Beach has been running near fourteen months, and within that, buildings behave completely differently depending on their assessments, their reserve position, their rental rules and what has actually closed inside them this year. A newer beachside building and an older inland building are two separate markets sharing a zip code. We price condominiums from the building’s own closings and pending sales, not the city figure.
How do milestone inspections and reserve studies affect selling a Pompano Beach condo?
Florida requires milestone structural inspections and structural integrity reserve studies for many condominium buildings of three stories or more, and buyers now ask about them early. If your association has completed its study and is funding reserves, that is a selling point and we will say so in the marketing. If a special assessment is pending or reserves are underfunded, the price has to reflect it, and disclosing it up front avoids a contract collapsing at the buyer’s document review. Get your association’s current documents before you list.
I inherited a condominium in Pompano Beach. What should I do first?
Establish who has authority to sell, then get the association documents and the building’s financial position, then price it. If the unit must pass through probate the personal representative generally needs court authority before closing, and Florida’s summary administration threshold rose to $150,000 (Fla. Stat. §735.201, as amended by ch. 2026-57, Laws of Florida) on July 1, 2026. Holding an inherited unit costs money every month in dues, taxes and insurance, so the carrying cost is part of the decision. See our probate and inherited property page. This is process information, not legal advice; speak to a probate attorney, and a CPA about tax.
What does it cost to sell a house in Pompano Beach?
The agreed brokerage fee, documentary stamp tax on the deed at $0.70 per $100 of price, recording fees, prorated taxes and association dues, and any post-inspection repairs you agree to. Owner’s title insurance customarily falls to the buyer in Broward. We give you the full written estimate before listing rather than at closing; start on our selling page or ask for a written opinion of value through what is my home worth.
Do you handle short sales in Pompano Beach?
Yes. If what you owe is more than the property will sell for, a short sale is one of several options and it is not automatically the right one. Gia and Grant earned the CDPE designation in 2012, and we work these files ourselves rather than referring them out. There is no cost to have the conversation, and doing nothing is usually the most expensive choice. Our short sale page explains how the process runs.
