Why good salespeople stall at most brokerages
You can sell. The brokerage model is what holds you back.
- You pay for a desk and a logo, then you are told to buy your own leads from a portal.
- The office website is a franchise template that ranks for nothing, so every conversation starts cold.
- Training is a video library. Nobody role-plays the listing presentation with you before the real one.
- When a hard file lands, a probate, a short sale, an estate with three heirs, nobody in the office has closed one.
We built the brokerage we wanted to work at
Gia and Grant Freer have been licensed since 2000 and 1997; Gia, Broker of Record, still lists and sells. They built PBP with its own website, its own data feed and its own in-house platform, then spent 2026 taking it into Miami-Dade, Broward, Martin and St. Lucie counties. The inquiries that come back need more agents than two brokers can be. That is why this page exists.
The PBP Listing Agent Program
You will know what to say before you say it to a seller.
Most agents learn on live homeowners. At PBP you learn on practice calls, in daily role play on Zoom with Gia Freer and with a written scorecard after every conversation. The first time you sit at a kitchen table, you have already been there.
How we sell
A method the seller could read afterward.
Every question, every script and every close at PBP passes one test: would we be comfortable if the homeowner read the transcript and saw exactly why we asked? That rules out pressure, manufactured urgency and any line that only works while the seller does not know what we are doing. What is left converts better, because trust goes up and resistance goes down.
Motivation before price
Why they are moving, where, and by when, before a single number. Motivation fixes price; price never fixes motivation.
Two real options, then we listen
Honest alternatives with honest consequences. Sellers choose. We do not hand down verdicts.
One clean ask
We ask for the business once, after we have contributed something. Their no is a real answer, including not selling at all.
Emotion to present, logic to answer
Objections are met with closed sales, absorption, carrying cost and days on market. Never with fear.
The curriculum
Eight disciplines of a listing agent.
We call them the 8 P's. Every live session and every practice conversation belongs to one of these. You always know which one you are working on, and why.
- 01
Practicing
Ten minutes a day, out loud, before the phone. We are rewarded in public for what we practice in private.
- 02
Prospecting
Expired and canceled listings, for sale by owner, estates and probate, short sales, absentee owners, your circle, your sphere, internet inquiries.
- 03
Prequalifying
The questions that tell you whether this is a listing. All of them, every time.
- 04
Preparing the package
The pre-listing package arrives before you do, so the meeting starts at the decision, not the introduction.
- 05
Presenting
The listing presentation, rehearsed before the real one. We help the seller self-discover the price; you never announce it.
- 06
Promotion
What PBP does for your listing on launch day, and what you say to the seller about it.
- 07
Price adjustments
Arithmetic the seller already saw at the listing table: evidence, what it means, three options, then quiet.
- 08
Presenting offers
A one, two, three options conversation tied to the reason they are moving.
Your first thirty days
Eight milestones to listing-ready.
Your ramp is tracked in PBP Practice and read by Gia and Grant. You move on when you have shown the skill on a recorded call, not when the calendar says so.
- 01Seller prequalificationEvery question, in order, with repeat and approve.
- 02The expired listing callMotivation first. Then the appointment.
- 03The old expired callOwners whose listing ended months ago. Find out what changed.
- 04The for-sale-by-owner callContribute before you ask.
- 05The listing presentationStart to finish, including the early close.
- 06Presentation objectionsCommission, price, "we want to think about it."
- 07Objection drillsRapid fire, with a prospect whose style changes every round.
- 08The price adjustmentEvidence, options, quiet.
The coaching
Two brokers who still sell, on your calls every week
Daily role play with Gia Freer, Broker of Record, who still lists and sells. Grant Freer, broker and co-owner, joins as a guest from time to time. You learn what to say in every selling situation, and you say it out loud before you say it to a seller.
- Daily role playLive on Zoom with Gia Freer, Monday to Friday at 8:30 AM, on the conversation you are working on this week. Grant joins as a guest from time to time. No commute: you join from home or between appointments.
- A scorecard after every callWhat went well, the single most valuable change, and the exact words to try next time. Replay any moment it points to.
- A weekly one-on-oneOn the pattern across your scorecards, not on one call. Complimentary; coaching is part of being at PBP.
- PBP Power Morning on ZoomPBP Power Morning on Zoom: once a month, 7:30 AM to noon. You prospect alongside the whole team, cameras on, while Gia brings you into her Coaching Booth to listen and coach. Breaks about every hour to learn and recharge. Join when it helps; it is never required.
- After thirty days: appointment disciplineThe seven habits that decide whether an appointment happens: the real reason for the move, every question every time, the package sent in advance, the email address to send it to, the reconfirmation call, every decision maker in the room, and their goal in their words at every step.
You grow in confidence and in partnership with the brokers, with abundant inbound inquiries from pages we own.

You never write from a blank page.
Seller and buyer scripts, dialogues and objection handlers, written to one standard, in English and Spanish, and loaded into PBP Practice. Each one is written to be said the way a person actually talks, states why we ask each question, and ends with one ask. You learn them out loud. Then you make them yours.
PBP Practice
Rehearse the call before it counts
Every PBP agent has a private AI practice partner, available any hour, on any phone, with coaching built in. Pick the conversation, get a lead sheet like the one you would hold in real life, and the prospect picks up: a different name, home, price history, reason for moving, timeline and personality style every call.
- Thirteen seller and buyer conversations, from the expired-listing call to buyer prequalification to the distressed homeowner and short sale call to the full listing presentation
- A scorecard after every call, not a grade: what went well, the single most valuable change, and the exact words to try next time
- Ten minutes a day; the tool tells you what to practice today from your own recent calls. Core calls in English or Spanish
We do not know of another South Florida brokerage that trains agents this way.
As reported by HousingWire, September 24, 2026: “This Florida brokerage built an AI prospect so agents can practice before the real call”
Your career at PBP
Train like a professional. List like one.
Most brokerages hand you a desk and a login. PBP hands you a program, two brokers who still sell, and inquiries from pages we own. Here is what a career here looks like.
The PBP Listing Agent Program
Listing-ready in thirty days. Mentored by PBP’s co-owners Gia and Grant Freer.
Gia Freer, Broker of Record, still lists and sells; she and Grant Freer, broker and co-owner, coach you every day on what to say, then listen to you say it before a seller ever hears it.

How PBP Practice worksDaily role play
Live on Zoom. Every weekday. With Gia.
Live on Zoom with Gia Freer, Monday to Friday at 8:30 AM, on the conversation you are working on this week. Grant joins as a guest from time to time. Plus a weekly one-on-one on the pattern across your scorecards, and a monthly PBP Power Morning on Zoom. Coaching is included, never billed.
Leads and prospecting
Yes, we provide leads. Then we teach you to make your own.
PBP provides the lead sources at no cost to you, and you earn each one by passing its call in practice: seller inquiries from our 431 city and neighborhood pages, expired and canceled listings, for sale by owner, absentee owners, circle prospecting around new listings, predictive seller lists, and, once you show the knowledge, distressed, pre-foreclosure and probate. No purchased leads, ever.
How a lead reaches you
431 owned pages. Assigned by city.
Sellers write to PBP from market reports, guides, expired-listing and estate pages. The inquiry lands with its story and goes to the agent who covers that city.
See the live Palm Beach County page
Every Monday
Your counties. One page. Before your first call.
Homes for sale and under contract, months of inventory, sold price against original and final asking, and Friday's 30-year rate. Read it in five minutes, then walk into every conversation knowing what the market did last week.

How we sell
A method the seller could read afterward.
- Motivation before price
- Two real options, then we listen
- One clean ask

Your listings, supported
Shot, published, posted. Then the file runs without you.
PBP's photographer and videographer at our corporate rate. Social media marketing for every new listing, done in-house at no cost to you: web page and brokerage social on launch day, with you named. In-house transaction coordination from contract to closing.
Compensation
No monthly fee. No brokerage fee. Competitive splits.
You never pay for leads, and training and coaching are included. At our corporate rate you pay for three things: the per-file transaction-coordination fee (our in-house coordinator runs every file), listing photos and video, and business cards through our vendor. Your own tools and dues are yours: an iPad with the PDF Expert app for the listing presentation, your smartphone, MLS and Realtor board dues and any designations you choose. One split for every agent, the same on every deal; we go through the number on the call and put it in writing before you sign.

Questions agents ask before they call
Is PBP a team or a brokerage?
A brokerage. PBP Real Estate, LLC holds Florida brokerage license CQ1064615, and Gia Freer is Broker of Record. You would be licensed under PBP, not under another agent.
Do I have to be in Miami-Dade?
Miami-Dade is where we are adding agents first, because the market pages for 28 cities and 45 neighborhoods there went live in 2026 and the inquiries have followed. Agents in Broward and Palm Beach are welcome to talk to us as well.
Do I have to come into an office?
No. Daily role play, your weekly one-on-one and the monthly PBP Power Morning all run live on Zoom, and your contacts, scripts and practice live in our own platform. You work from home and from your listings, anywhere in the counties you cover.
Where do the inquiries come from?
From our own pages on pbprealestate.com: the home-value page (/what-is-my-home-worth/), city and neighborhood market reports, resident and relocation guides, and pages for owners whose listing expired or who are considering a short sale or handling an estate. No purchased leads.
What does the training actually look like?
Daily role play and script practice on Zoom with Gia Freer, Monday to Friday: prospecting, objection handling and the listing presentation, plus a complimentary weekly one-on-one. Once a month, the PBP Power Morning on Zoom lets you prospect alongside the whole team while Gia coaches. It is live practice with brokers who sell, not a video library. The full program is described above under The PBP Listing Agent Program.
How does PBP train agents to sell?
Through the PBP Listing Agent Program: daily role play on Zoom with Gia Freer, a written scorecard after every practice call in PBP Practice, and a weekly one-on-one review of your scorecards. The curriculum is eight disciplines we call the 8 P's, from practicing and prospecting through presenting offers. The method is the same on every call: motivation before price, real options instead of verdicts, and one clean ask for the business. Every line we teach passes one test: we would be comfortable if the seller read the transcript afterward.
What does the thirty-day ramp look like?
Eight milestones tracked in PBP Practice: seller prequalification, the expired listing call, the old expired call, the for-sale-by-owner call, the listing presentation delivered, listing presentation objections, objection drills and the price adjustment conversation. You move on when you have shown the skill on a recorded practice call, and Gia and Grant read the same scorecards. Listing-ready means you have delivered a full presentation and handled its objections on record before you do it for a homeowner.
What is PBP Practice?
Our own interactive AI training tool, built in-house on PBP's seller and buyer scripts, dialogues and objection handlers. You open it from a desktop or phone browser, or dial a practice line from your cell between appointments. An AI prospect answers with its own name, home, price history, reason for moving, timeline and personality style, and you run the conversation. Afterward you get a scorecard, not a grade: what went well, what to work on, the single most valuable change for the next call, and the exact words to try. You can listen back to your own call at any moment the feedback points to. You also learn your own default style, and the coaching tells you when it clashed with the prospect's. Gia and Grant read the same scorecards and coach from them. It never speaks with a homeowner; it exists so that you have rehearsed before you do.
What is the split?
Competitive, with no monthly fee and no brokerage fee taken on top. One split for every agent, the same on every deal; we go through the number on the call and confirm it in writing before you sign anything.
Who do I actually talk to?
Gia Freer, Broker of Record, or Grant Freer, Owner and Broker Associate. Write to info@pbpre.com or call 561-395-8418 and ask for either of them.
Start the conversation
Where you are based, how long you have held your license, and the cities you know best. This goes to Gia and Grant Freer only.
