Coconut Creek is a planned city in northern Broward County, incorporated in 1967 and built out community by community rather than lot by lot. The city adopted the nickname Butterfly Capital of the World after Butterfly World opened at Tradewinds Park, and it has one of the stricter tree and landscape codes in the county, which is why the arterial roads here look different from neighboring cities.

- Coconut Creek is a planned city in northern Broward County, incorporated in 1967 and built out community by community rather than lot by lot.
The housing stock splits three ways: 1970s and 1980s villa and condominium villages, several of them age-restricted, later single-family communities in the north and west, and the newer development around the Promenade. Which of the three you own decides almost everything about your pricing.

Getting around
The Sawgrass Expressway and Florida's Turnpike both touch the city, Lyons Road and Sample Road carry most local traffic, and Fort Lauderdale-Hollywood International Airport is roughly 30 minutes south. Tradewinds Park and Butterfly World sit on the eastern edge, and the Seminole Casino Coconut Creek is the largest single employer in the immediate area.
Which Coconut Creek market are you actually in
In a planned city, the community you own in decides your price far more than the city median does. Coconut Creek's three housing generations behave differently: the 1970s and 1980s villa and condominium villages, several of them age-restricted; the later single-family communities north and west; and the newer construction around the Promenade. A villa in an age-restricted village and a house in Winston Park can move in opposite directions in the same quarter, which is why the figures above separate houses from condominiums and townhouses, and why we price from the closed sales inside your own village.
Age-restricted communities are the sharpest example. The buyer pool is narrower by definition, association approval is a real step rather than a formality, and the time from contract to closing is usually longer than in a non-restricted community. None of that is a problem if it is planned for at listing. It becomes a problem when it is discovered after a contract is signed.
Selling a home in Coconut Creek
The three documents that decide how smoothly a Coconut Creek sale closes are the association application and approval timeline, the estoppel certificate, and the community's reserve and assessment position. We request them at listing rather than at contract. On the pricing side we start from what has closed in your specific community in the last twelve months and give you a written opinion of value in writing, with the comparable sales named, before a list price is set.
Condition items that consistently affect what buyers here will pay: roof age and whether the association or the owner carries it, impact windows, air-handler age, and any open permit against the property. An open permit found during a buyer's title search late in a transaction is one of the most common reasons a Broward closing slips.
Working with us in Coconut Creek
Association approval is a real step in most of these communities, and in the age-restricted villages it can decide whether a buyer closes at all. We plan for it rather than discovering it at contract. Gia Freer, our Broker of Record, has been licensed in Florida since 2000, and PBP Real Estate is a transaction broker handling probate and estate sales, short sales and relocation in house.
Tell us your address and we will read what has sold in your specific village and give you a written opinion of value.
