Hillsboro Beach Real Estate
Hillsboro Beach data, with dates and samples
PBP Real Estate analysis of BeachesMLS listings. Refresh is scheduled daily; read each index’s own date and sample.
Hillsboro Beach is a town of about 2,000 people occupying a strip of barrier island barely wide enough for one road, running roughly three miles between Pompano Beach and Deerfield Beach. Locals call the estate section Millionaires' Mile, where houses sit between the Atlantic and the Intracoastal with ocean frontage on one side and dockage on the other. The Hillsboro Inlet Lighthouse anchors the southern end.

- Hillsboro Beach is a town of about 2,000 people occupying a strip of barrier island barely wide enough for one road, running roughly three miles between Pompano Beach and Deerfield Beach.
- No single-family homes closed in Hillsboro Beach in September 2026, which is normal in a market this small and is the reason we publish the year alongside it.
- In September 2026, 2 condominiums and townhouses closed in Hillsboro Beach - too few to publish a median for the month on its own.
Most of the town's inventory, though, is not those estates. It is mid-century and later condominium buildings along A1A, many of them small, with direct beach access.
What is selling
No single-family homes closed in Hillsboro Beach in September 2026, which is normal in a market this small and is the reason we publish the year alongside it. Year to date 4 have closed, which is still too few for a median we would stand behind. There are 6 on the market now at a median asking price of $38,450,000.
In September 2026, 2 condominiums and townhouses closed in Hillsboro Beach - too few to publish a median for the month on its own. Across the year so far, 56 closed at a median of $517,500, against 53 at $485,000 in the same period last year. There are 74 on the market now at a median asking price of $798,500.
Houses and condominiums are reported separately here on purpose. Averaging the two produces a number that describes neither, and in this market the two halves frequently move in different directions.

Getting around
A1A is the only through road, with the Hillsboro Boulevard and Hillsboro Inlet bridges connecting to the mainland. Interstate 95 is about 10 minutes west, the Deerfield Beach Tri-Rail station about the same, and Fort Lauderdale-Hollywood International Airport roughly 30 minutes south.
Two markets, and only one of them trades regularly
Hillsboro Beach is a condominium market with an estate market attached to it. The ocean-to-Intracoastal houses along the Mile change hands a few times a year at most, so a single-family median for the town would be describing a handful of transactions; we publish the count instead and say plainly when there is not enough data for a figure we would stand behind. The condominium buildings along A1A are where the regular activity is, and they are what the figures above mostly describe.
In a town this small, the useful comparison is inside your own building or on your own stretch of the Mile. Building-level facts decide the outcome: reserves and any current assessment, milestone inspection and structural integrity reserve study status, rental restrictions, whether the building has direct beach access and dockage across A1A, and how long the last few units took to sell. Those differences are larger than the differences between towns on this coast.
Selling in Hillsboro Beach
No automated estimate is published on this site, and in a market with this few transactions an algorithm has almost nothing to work from. What we do instead is read the closed sales in your building or on the Mile, name them, and give you a written opinion of value in writing. For the estate properties we also expect a longer marketing period than the county norm and price for it rather than pretending it away.
Working with us in Hillsboro Beach
In a town where a handful of properties trade each month, the useful question is not what the town median is but what has sold in your building, or on your stretch of the Mile, and how long each one took. That is the analysis we run before suggesting a price.
Gia Freer, our Broker of Record, has been licensed in Florida since 2000. PBP Real Estate is a transaction broker, and we handle probate and estate sales, short sales and relocation in house. No automated estimate is published on this site, and in a market this thin an algorithm has nothing reliable to work from.

Hillsboro Beach market snapshot — as of October 18, 2026
Figures below come from our own BeachesMLS broker data feed, not a third-party estimate. Every figure shows the number of listings behind it. Active and under-contract counts are as of October 18, 2026; closed-sale prices cover September 2026, the latest full month.
