What these statistics mean if you are selling in Boca Raton
The numbers that decide a Boca Raton sale are the ones in the asking-price sections: 37.5% of houses for sale have already cut, and the houses that never needed to cut closed 11.5 points closer to their original asking price than the houses that cut twice. The buyer's agent reading your listing sees the cumulative days, the earlier asking prices and the county comparison above. The useful question before listing is not what the highest number is that the market might accept, but what asking price puts your home in the no-cut cohort. Selling a house in Boca Raton and what to do if your Boca Raton listing expired take that question further; the pricing review below is the direct route.

Method, source, corrections and download
- Source data: BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (PBP connection 23039). Listings whose sellers declined internet display are absent and their number is unknown, so no figure is a census.
- Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined into one figure.
- Medians are reported only where the source page's own sample floor is met (5 sales for hub medians, 30 listings for shares on the research indexes); figures under the floor are omitted, never estimated. Derived changes (year-over-year, share changes) are computed from the two published figures and marked as such in the download.
- Each statistic carries its own data date. Monthly medians use the latest complete month (September 2026); inventory, contract and asking-price figures are the October 18, 2026 snapshot; the Relisting Index is its October 18, 2026 edition; the Condo Cost and Liquidity Index is its October 18, 2026 edition; the Seller Pricing Study covers closings between January 1 and September 30, 2026.
- This is the 2026-10-18 edition and it is frozen. A new edition is published each day the data refreshes; earlier editions remain downloadable. Published-figure errors are logged at the corrections log.

Questions about Boca Raton real estate statistics
What is the median home price in Boca Raton?
In September 2026 the median Boca Raton house sold for $1,136,250 and the median condo or townhouse for $428,000, from 167 and 181 closed sales in BeachesMLS. Year to date (Jan 1 - Sep 30, 2026) the medians are $1,048,600 and $365,000. Houses and condos are reported separately and never averaged together.
How many homes are for sale in Boca Raton?
On October 18, 2026, 563 houses and 1,082 condos and townhouses were listed for sale in Boca Raton, with 189 houses and 270 condos and townhouses under contract. That is 3.4 months of house inventory and 6.0 months for condos and townhouses at last month's sales pace.
How long does it take to sell a home in Boca Raton?
Houses that closed in September 2026 had a median 29 days on the market; condos and townhouses 33 days. Homes still for sale on October 18, 2026 had been listed a median 42 days (houses) and 68 days (condos and townhouses); the sold figure is shorter because homes that sell quickly leave the for-sale pool.
How many Boca Raton sellers have cut their asking price?
On October 18, 2026, 37.5% of Boca Raton houses for sale and 43.2% of condos and townhouses carried an asking price below their original asking price (the Seller Blink Rate). The median recorded cut was 4.8% for houses and 6.7% for condos and townhouses. The MLS record does not carry every price change, so these counts are floors.
What does overpricing cost a Boca Raton seller?
Among Boca Raton houses that closed between January 1 and September 30, 2026, sales with no recorded cut closed at a median 96.9% of original asking price after 12 days; one recorded cut, 90.1% after 69 days; two or more cuts, 85.5% after 135 days. The gap between the no-cut and multi-cut cohorts is 11.5 points of original asking price and 123 days of market time. This is an association in closed-sale data, not a causal estimate for any one home.
