South Palm Beach Development Pipeline 2026: Boca, Delray, Boynton
In the 12 months from October 13, 2025 to October 13, 2026, local governments approved 1,633 new homes in 14 projects of 10 or more units in and around Boca Raton, Delray Beach and Boynton Beach. 1,309 of them are rental apartments; 314 are homes for sale. Those 314 for-sale units compare with 2,818 condominiums and townhouses listed for sale in the three cities on October 18, 2026. In each city, the condos and townhouses already listed outnumber every for-sale home approved in the past year, by about 6 to 1 in Boynton Beach and 14 to 1 in Boca Raton.
Key takeaways

Approvals against what is for sale today
Each new approval tends to get its own headline. This page puts them in one place and sets the for-sale ones next to the supply already on the market, because that is what an owner selling now competes with. Rental apartments are counted, but not compared with condos for sale. An approval is permission to build, not a building: projects take years, change, and some are never built. Nothing here is a price forecast.
| City | Projects approved | Rental units | For-sale units | Condos and townhouses for sale now | Months of supply | Listed per for-sale unit approved |
|---|---|---|---|---|---|---|
| Boca Raton | 6 | 923 | 76 | 1,082 | 6.0 | 14 |
| Delray Beach | 5 | 386 | 119 | 1,040 | 8.3 | 9 |
| Boynton Beach | 3 | 0 | 119 | 696 | 5.8 | 6 |

If you are selling a condo or townhouse in these cities
The supply that sets your price is the listings already on the market in your building and on your street, not what a commission approved last month. Gia Freer prepares every opinion of value by hand after seeing the property, with the current competition in front of her, and PBP Real Estate works with you as a transaction broker. There is no automated estimate on this site. For month-by-month supply, see months of inventory by city; for the same work further north, see the Lake Worth Beach development pipeline.
Method, source and reuse
- Approvals: final residential approvals of 10 or more homes dated October 13, 2025 to October 13, 2026, read from City of Boca Raton, City of Delray Beach and City of Boynton Beach agendas, minutes and notices, Palm Beach County zoning resolutions, and local press. Project list last checked October 18, 2026. A small approval reported only in minutes, or a staff-level approval not posted publicly, may be missing; tell us and we will add it.
- Tenure (rental or for sale) is taken from the approving document where it says so, otherwise from press coverage, and marked where it is not stated.
- Listings: BeachesMLS active residential listings permitted for internet display, by MLS postal city, houses and condos with townhouses and villas reported separately; months of supply is active listings divided by the average monthly closings. Updated every morning.

Questions about new development in Boca Raton, Delray Beach and Boynton Beach
How many new homes were approved in Boca Raton, Delray Beach and Boynton Beach in the past year?
In the 12 months from October 13, 2025 to October 13, 2026, we found 14 approvals of 10 or more units: 1,309 rental apartments and 314 homes for sale, plus 10 townhouses whose tenure has not been stated. By city: Boca Raton 923 rental and 76 for sale; Delray Beach 386 and 119; Boynton Beach 0 and 119.
Will new construction add to the condo supply in Delray Beach?
Not by much, going by the past year's approvals. Delray Beach approved 119 for-sale units, while 1,040 condos and townhouses were listed for sale on October 18, 2026, 8.3 months of supply. Approved units also take years to be built, and some are never built. This page records approvals; it does not forecast prices.
Do rental apartment approvals affect condo prices?
Not directly, and this page does not compare them with condos for sale. Rental apartments compete with condos offered for rent and can matter to an investor deciding whether to buy a unit to rent out. For an owner selling a condo, the relevant supply is other units for sale, which is the comparison in the summary table.
What counts as an approval here?
A final vote by a city commission or council, a community redevelopment agency, a planning board with final authority, the Palm Beach County commission, or a staff approval under state law such as the Live Local Act, for 10 or more homes. Recommendations awaiting a final vote, amendments that add no homes and approvals later voided are listed separately and not counted.
Why are some Boynton Beach projects outside the city limits?
The listing figures come from BeachesMLS, which records properties by their postal city. West of Boynton Beach, many unincorporated Palm Beach County neighborhoods carry a Boynton Beach address, so county approvals there are counted with Boynton Beach to match the listing data. The same applies to west Boca Raton, where we found no county residential approvals in this window.
How often is this page updated?
The listing figures update every morning. The project list was last checked on October 13, 2026 against city and county agendas, resolutions and local press, and is rechecked as new approvals are reported.
