Delray Beach built its market around a single street. Atlantic Avenue runs from Interstate 95 to the ocean, and the closer a property sits to the eastern end of it, the less the rest of the pricing rules apply. The city was an agricultural town and an artists' colony before it was a destination, and the historic districts, Old School Square and the Colony Hotel among them, are the reason the downtown reads as a place rather than a strip.

Away from the avenue the city is more ordinary and more affordable: postwar single-family blocks, the golf and country club communities west of the Interstate, and a large condominium inventory including several age-restricted communities.

What houses and condominiums are doing right now

In September 2026, single-family homes in Delray Beach closed at a median of $767,500, at 95.6% of the original asking price and 96.3% of the final asking price, after a median 25 days on market, across 90 closings. Across the year so far, 906 closed at a median of $872,500, against 851 at $775,000 in the same period last year. There are 386 on the market now at a median asking price of $1,300,000, and about 4.3 months of supply, which still favors sellers.

In September 2026, condominiums and townhouses in Delray Beach closed at a median of $210,000, at 91.5% of the original asking price and 94.4% of the final asking price, after a median 49 days on market, across 125 closings. Across the year so far, 1,586 closed at a median of $240,000, against 1,517 at $230,000 in the same period last year. There are 1,040 on the market now at a median asking price of $219,000, and about 8.3 months of supply, which gives buyers real negotiating room.

Houses and condominiums are reported separately here on purpose. Averaging the two produces a number that describes neither, and in this market the two halves frequently move in different directions.

Getting around

Interstate 95 and Florida's Turnpike run north to south, the Delray Beach Tri-Rail station sits west of the Interstate, and Atlantic Avenue crosses the Intracoastal to the beach. Palm Beach International Airport is about 30 minutes north and Fort Lauderdale-Hollywood about 40 minutes south. The Intracoastal Waterway divides the beach blocks from the mainland, and bridge position is a genuine pricing factor for boat owners.

Working with us in Delray Beach

This is a market where the difference between the asking price and the sold price is doing real work, so the price you choose at listing is the decision that matters most. Gia Freer, our Broker of Record, has been licensed in Florida since 2000. PBP Real Estate is a transaction broker, and we handle probate and estate sales, short sales and relocation in house.

Tell us the address and we will read the sales that actually compare to it, not the city median, and give you a written opinion of value.

More on Delray Beach

Four things about this market that we publish from our own BeachesMLS data feed and almost nobody else does: cash buyers in Delray Beach and how their share is moving, how long homes take to sell in Delray Beach counted across relistings rather than reset by them, asking price versus sale price in Delray Beach, and financing a home in Delray Beach by the loan types that actually close here.

Did your listing come off the market without selling? Read what the data says about an expired listing in Delray Beach — how much of the local inventory is sitting past 90 days, and what waiting costs against the original asking price.

Thinking about selling? Start with the figures that apply to your property type: what is my home worth in Delray Beach; probate real estate in Delray Beach; short sale in Delray Beach; sell my house in Delray Beach. Houses and condominiums are reported separately on every page.

Our current exclusive listing west of town: 76 Capri B at Kings Point, a second-floor two-bedroom condo with golf-course views, offered at $105,000.

Just listed at Kings Point: 136 Tuscany B, a fully remodeled second-floor two-bedroom condo with golf views, offered at $190,000.

If you are thinking about selling, three steps

  1. Tell us about the property

Address, condition, timing and anything a website cannot see: a renovation, a view, a lot line.

  2. Get a written opinion of value

Gia Freer prepares it from the same BeachesMLS data behind this page. No automated estimate is used.

  3. Decide with the numbers in front of you

Sell now, wait, or rent: you see what each path looks like before anyone lists anything.

Delray Beach single-family, month and year to date

The single-family median moved from $825,000 in September 2025 to $767,500 in September 2026, and median days on market went from 52 to 25. Condominiums and townhouses are a separate market here: 125 closed in September 2026 at a median of $210,000, and they are reported separately on this page.

Delray Beach single-family houses that closed in September 2026 sold for a median 95.6% of their original asking price and 96.3% of their final asking price (90 sales). Delray Beach condominiums and townhouses that closed in September 2026 sold for a median 91.5% of their original asking price and 94.4% of their final asking price (125 sales).

In September 2026, Delray Beach single-family houses that never cut their asking price went under contract in a median 17 counted days and sold for 96.5% of their original asking price. The 30 that cut it (34% of closings) took 96 days and sold for 89.0% of their original asking price, 96.2% of the final one. In September 2026, Delray Beach condominiums and townhouses that never cut their asking price went under contract in a median 18 counted days and sold for 95.8% of their original asking price. The 60 that cut it (48% of closings) took 92 days and sold for 85.8% of their original asking price, 93.4% of the final one. Counted days run from the listing contract date to the purchase contract date, plus recorded time from any earlier listing of the same home.

Month and year-to-date are shown together on purpose: one month in a single city can swing on a handful of closings, and the year-to-date line is what keeps it honest.
