Parkland is a city in northern Broward County whose zoning code is written to protect what it calls its parklike character: large minimum lot sizes, no street lighting on many roads, and a rural feel that survives despite the city being fully surrounded by suburban development. It incorporated in 1963, and the equestrian roots are still visible in Pine Tree Estates and the Ranches, where acre-plus lots and barns remain in use.

Key takeaways

  • In September 2026, single-family homes in Parkland closed at a median of $1,100,000, at 94.9% of the original asking price and 98.0% of the final asking price, after a median 38 days on market, across 41 closings.
  • In September 2026, 4 condominiums and townhouses closed in Parkland - too few to publish a median for the month on its own.
  • The Sawgrass Expressway runs along the southern edge, University Drive and State Road 7 carry north-south traffic, and Boca Raton is immediately east across the county line.
  • Fort Lauderdale-Hollywood International Airport is about 40 minutes south and Palm Beach International about 45 minutes north.

Alongside that older, larger-lot stock are the gated communities built from the 1990s onward, Heron Bay, Parkland Golf and Country Club, Parkland Bay and Cascata among them, which is where most transactions now happen.

Houses and condominiums are reported separately here on purpose. Averaging the two produces a number that describes neither, and in this market the two halves frequently move in different directions.

Neighborhoods we cover

Separate reports run for Heron Bay, Parkland Golf and Country Club, Pine Tree Estates, Cascata, Parkland Bay, the Ranches, Cypress Head and Fox Ridge. The spread between an acre in Pine Tree Estates and a house in a newer gated community is wide enough that the city median describes neither.

Getting around

The Sawgrass Expressway runs along the southern edge, University Drive and State Road 7 carry north-south traffic, and Boca Raton is immediately east across the county line. Fort Lauderdale-Hollywood International Airport is about 40 minutes south and Palm Beach International about 45 minutes north.

Working with us in Parkland

Under three months of supply and 18 days to contract means the market is absorbing everything priced correctly. It also means the small number of homes that do sit are sitting for a reason a buyer can name.

Gia Freer, our Broker of Record, has been licensed in Florida since 2000. PBP Real Estate is a transaction broker, and we handle probate and estate sales, short sales and relocation in house. Tell us your address and we will give you a written opinion of value from what has sold inside your community.

Did your listing come off the market without selling? Read what the data says about an expired listing in Parkland — how much of the local inventory is sitting past 90 days, and what waiting costs against the original asking price.

Thinking about selling? Start with the figures that apply to your property type: what is my home worth in Parkland. Houses and condominiums are reported separately on every page.

If you are thinking about selling, three steps

  1. Tell us about the property

Address, condition, timing and anything a website cannot see: a renovation, a view, a lot line.

  2. Get a written opinion of value

Gia Freer prepares it from the same BeachesMLS data behind this page. No automated estimate is used.

  3. Decide with the numbers in front of you

Sell now, wait, or rent: you see what each path looks like before anyone lists anything.

Parkland single-family, month and year to date

Parkland market snapshot — as of October 18, 2026

Figures below come from our own BeachesMLS broker data feed, not a third-party estimate. Single-family homes and condos/townhomes are reported separately because they behave differently — blending them produces a number that describes neither. Every figure shows the number of listings behind it. Active and under-contract counts are as of October 18, 2026; closed-sale prices cover September 2026, the latest full month.

Condos and townhomes in Parkland recorded only 4 closed sales in September 2026. In a market this thin a single sale moves any average, so we publish the count and the year-to-date figure rather than a monthly median that would mislead. Ask us for the individual comparable sales instead.
