Living in Boynton Beach
Boynton Beach FL Guide: Two Markets, Real Costs, Neighborhoods
Boynton Beach is in Palm Beach County, Florida. The Boynton Beach guide written by the brokerage that sells here: neighborhoods, everyday logistics, and what homes actually sold for last month.
Boynton Beach is in Palm Beach County, and it behaves like two markets in one city: the coastal half east of Interstate 95, and a larger, generally less expensive western half of gated and age-qualified communities that in many cases is not inside the city at all. That last point changes your tax bill, your insurance quote and which closed sales actually tell you what a home is worth here. This guide is built around it.
Key takeaways
- Population 80,601 and median household income $71,378 (U.S. Census ACS 2023 five-year); the Census Bureau's July 1, 2024 estimate is 83,095.
- BeachesMLS recorded 328 closed leases in the city area between August 2025 and August 2026, with a median rent of $2,750 a month; unfurnished units alone (192 leases) had a median of $2,572.
- Citywide, the median condo fee is $718 a month (553 listings stating a fee).
- In current Boynton condo listing remarks, 9.4% mention a special assessment, 2.4% reference a milestone inspection and 9.8% state that a club membership is required (543 listings read).

Read the two columns together and the shape of the market is clear. Houses are moving in about five weeks at 97 cents on the dollar with under three months of supply, which is a balanced-to-firm market. Condos are a buyer's market by the usual test, almost six months of supply and two months on the market, and the median has slipped. If you own a condo here, the section on fees and building age below explains why, and what it means for pricing.
Where Boynton Beach actually starts and ends
Three geographies share the Boynton Beach name, and only one of them is the city.
1. The city east of I-95 (ZIP 33435). The original town: downtown along Ocean Avenue and Federal Highway, Boynton Harbor Marina, the Intracoastal frontage and the pre-1980 neighborhoods between Seacrest Boulevard and the water. Housing stock is mostly 1950s–1970s single-family on non-HOA lots, waterfront and near-waterfront homes, and older condo buildings. This is where the redevelopment money is going (see Downtown below).
2. The city west of I-95 (ZIPs 33426, 33436, 33437 in part). The Congress Avenue and Military Trail corridors: 1980s–2000s planned communities, most of them gated, many age-qualified, plus the Quantum Park business park and the Tri-Rail station. Aberdeen, Hunters Run, Quail Ridge, Indian Spring, Boynton Lakes and the Village Royale and Leisureville sections are here.
3. Unincorporated Palm Beach County with a Boynton Beach mailing address (ZIPs 33472, 33473 and parts of 33436/33437). West of the Turnpike and into the Agricultural Reserve: the GL Homes Valencia series (Cove, Sound, Grand, Reserve, Bay), the Canyon communities (Isles, Lakes, Springs, Trails), Cobblestone Creek, Equus, and the 55-plus resale communities along Jog Road. These homes are not in the City of Boynton Beach. They are served by Palm Beach County and their property tax bill carries no city millage.
Why this matters in dollars: the 2025 total millage for a parcel inside the City of Boynton Beach is 20.008 mills; for unincorporated Palm Beach County it is 16.265 mills (Palm Beach County Property Appraiser, 2025 taxing-authority table). On a $526,750 purchase with the homestead exemption, that difference is roughly $1,780 a year in property tax for an otherwise identical assessed value. The county services in exchange are different too, notably fire-rescue and code enforcement, so this is a fact to price, not a verdict. Check the taxing-authority code on any specific parcel at pbcpao.gov before you assume.
What it costs to own here in 2026
The table most guides skip. These are monthly figures for a buyer at today's median with 20% down and a 30-year fixed at 7.07% (Mortgage News Daily 30-year fixed index, September 10, 2026), property tax on the 2025 in-city millage with the standard homestead exemption, and the Palm Beach County average homeowners premium from the Florida Office of Insurance Regulation's July 2026 stability report ($6,323 a year with wind for a house; $2,311 for a condo unit owner's HO-6).
| Monthly | Single-family at $526,750 | Condo/townhouse at $268,500 |
|---|---|---|
| Principal and interest (20% down) | $2,823 | $1,439 |
| Property tax (homestead, in-city) | $808 | $377 |
| Insurance (county average) | $527 | $193 |
| Association fee (city median) | $500 | $718 |
| Total | $4,658 | $2,727 |
| Total without association fee | $4,158 | $2,009 |
| Cash needed at 20% down | $105,350 | $53,700 |
| Total as share of median household income | 78% | 46% |
Two cautions. The insurance line is a county average, and the actual quote on an east-of-I-95 house built in 1962 with an original roof can be double it, while a 2019 Valencia house with impact glass can be well under it. And the association-fee line is the citywide median; for a specific community use its own fee index page, several of which are linked below, because Boynton fees range from $200 a month in a townhome pod to more than $1,600 a month in a club community where the fee carries the golf and dining operation.

Renting in Boynton Beach, and how it compares
BeachesMLS recorded 328 closed leases in the city area between August 2025 and August 2026, with a median rent of $2,750 a month; unfurnished units alone (192 leases) had a median of $2,572. By size: one-bedroom $1,838, two-bedroom $2,400, three-bedroom $3,350, four-bedroom $4,500. The Census gross-rent median of $1,896 (ACS 2023) is lower because it counts every renter in place, including long-tenured tenants and subsidized units, not just leases signed this year.
Set the unfurnished median of $2,572 against the $4,658 it costs to own the median house and you see the gap that is keeping some would-be buyers renting. Set it against the $2,727 condo figure and the gap nearly disappears, which is the strongest argument for condo ownership here for anyone planning to stay more than a few years, subject to the building questions below. A full rent-versus-own break-even analysis for Boynton Beach is in preparation on this site.
Neighborhoods and communities, with the closed numbers
Boynton is a city where the neighborhood median matters more than the city median. The communities below had at least ten single-family closings in the twelve months to August 2026 (BeachesMLS). Each name links to its page.
| Community | Area | Closed (12 mo) | Median closed price | $/sq ft | Median DOM |
|---|---|---|---|---|---|
| Valencia Cove | Ag Reserve, 55+ | 53 | $975,000 | $439 | 32 |
| Nautica | West, city | 34 | $572,500 | $303 | 44 |
| Ponte Vecchio | West, 55+ | 33 | $495,000 | $251 | 50 |
| Canyon Isles | Ag Reserve | 23 | $985,000 | $318 | 17 |
| Cypress Creek | West, golf | 23 | $705,000 | n/a | 29 |
| Canyon Springs | Ag Reserve | 21 | $910,000 | $347 | 34 |
| Valencia Grand | Ag Reserve, 55+ | 20 | $1,776,746 | $621 | 52 |
| Valencia Sound | Ag Reserve, 55+ | 17 | $1,350,000 | n/a | 59 |
| Canyon Lakes | Ag Reserve | 15 | $985,000 | n/a | 32 |
| Cobblestone Creek | Ag Reserve | 12 | $865,000 | n/a | 52 |
| Delray Dunes | West, golf club | 12 | $1,342,500 | $542 | 96 |
| Equus | Ag Reserve, equestrian lots | 12 | $1,525,000 | n/a | 24 |
| Lake Eden | East, lakefront | 11 | $1,720,000 | n/a | 45 |
| Pine Tree Golf Club | West, golf club | 10 | $1,371,250 | $446 | 73 |
Three things the table shows that the city median hides. The Agricultural Reserve communities built since 2000 are a $900,000-to-$1.8-million market, not a $526,750 one; a "Boynton Beach" address there is priced like west Delray or west Boca because that is what it competes with. The club communities (Delray Dunes, Pine Tree, and on the condo side Hunters Run and Quail Ridge) carry the longest marketing times because the buyer pool is narrower and mandatory membership is part of the price. And the east side barely appears, because most of it is non-HOA streets that do not sort into named communities; Lake Eden is the exception. East-of-I-95 houses have to be priced street by street, from the closings within a few blocks, and we do that rather than borrow a community median.
Condo and villa communities by fee
The condo market here is largely 1965–1995 stock, and the monthly fee, what it includes and what the building has done about reserves and inspections now drive value as much as the unit does. Largest by resale volume, twelve months to August 2026:
| Community | Closed (12 mo) | Median monthly fee | Median asking | Built | Notes |
|---|---|---|---|---|---|
| Hunters Run | 120 | $1,638 | $138,888 | 1979–1989 | Mandatory club membership; fee covers club operation |
| Quail Ridge | 52 | $1,629 | $475,000 | 1978 | Mandatory club membership |
| High Point | 37 | $485 | $174,900 | 1970 | 55+ sections |
| Palm Isles I, II and III | 32 | $913 | $297,000 | 1994 | 55+ |
| Sterling Village | 31 | $618 | $139,000 | 1967 | East, near Intracoastal, 55+ |
| Greentree Villas | 27 | $580 | $249,900 | 1979 | 55+ |
| Bent Tree Villas West | 25 | $550 | $274,950 | 1983 | |
| Colonial Club | 24 | $641 | $208,500 | 1973 | East, Intracoastal, 55+ |
| Casa Costa | 19 | $1,231 | n/a | 2010s | Downtown high-rise, Federal Highway |
Citywide, the median condo fee is $718 a month (553 listings stating a fee). What it most often includes: common areas 80%, grounds 79%, cable 73%, trash 66%, water 64%, building insurance 55%. That last figure is the one to check on any specific building, because a $700 fee that carries the master insurance policy is cheaper than a $500 fee that does not. In current Boynton condo listing remarks, 9.4% mention a special assessment, 2.4% reference a milestone inspection and 9.8% state that a club membership is required (543 listings read). Those are mentions in agent remarks, not a census of buildings; treat them as the floor. Full index: Boynton Beach condo fees and Boynton Beach HOA fees.
See what your home is worth
Every decision about a Boynton Beach property, selling, holding, renting it out or settling an estate, starts with one number on the home you already own. Gia Freer prepares a written opinion of value by hand from our own BeachesMLS data, with the comparable sales attached. No automated estimate is published on this site.

Property tax, insurance and the roof question
Tax. Florida taxes on assessed value less exemptions. A homesteaded owner gets up to $50,000 off ($25,000 of it against school taxes too), the assessed value cannot rise more than 3% a year under Save Our Homes, and portability lets you carry accumulated savings from a previous Florida homestead. The consequence for buyers: the seller's tax bill is not your tax bill. The Property Appraiser resets assessed value to market value on sale, so a long-time owner paying $3,000 a year on a house that will be assessed at $525,000 hands the buyer a bill closer to $9,700 at in-city millage. Use the PAPA tax estimator for the actual parcel; our carrying-cost figures above already assume the reset. The City of Boynton Beach adopted an operating millage of 7.7500 for fiscal 2025–26, 5.06% above the rolled-back rate (City of Boynton Beach FY 2025–26 budget summary); the remainder of the 20.008 total is county, school district, and the special districts that apply to the parcel. Non-ad valorem charges (solid waste, stormwater) come on top.
Insurance. The state's July 2026 stability report puts the Palm Beach County average at $6,323 a year for a homeowners policy with wind. Roof age and the wind-mitigation report move the quote more than anything else you control. East-of-I-95 stock from the 1950s–1970s is where quotes surprise buyers; the western communities built after the 2002 Florida Building Code generally quote closer to or below the average. Condo owners carry an HO-6 (county average $2,311), and the building's master policy sits inside the association fee.
The roof. Insurers in Florida increasingly decline or surcharge shingle roofs past 15 years and tile past 25, and a buyer who cannot bind coverage cannot close. Sellers with an older roof have three honest paths: replace, price for it, or document it (permit history, a current four-point and wind-mitigation report) so a buyer can get quoted quickly. Our seller Q&A below expands on this.
Buying in Boynton Beach: the practical sequence
- Get pre-approved, and compare programs; see FHA vs conventional vs VA in Palm Beach County.
- Decide the zone before you decide the house: east of Federal Highway, downtown, central, west of Interstate 95, or far west.
- Quote insurance on any home you are serious about, before the inspection deadline expires.
- For condominiums, obtain the budget, reserve study, milestone inspection status and assessment history in writing.
- Verify municipal versus unincorporated jurisdiction, school assignment through the School District of Palm Beach County's address locator, and the flood zone.
- Write with clean terms. Against cash competition, certainty often outbids a slightly higher price.
Getting around and getting out
I-95 runs through the middle of the city with exits at Woolbright Road, Boynton Beach Boulevard and Gateway Boulevard. Florida's Turnpike has a Boynton Beach Boulevard interchange serving the western communities. Tri-Rail stops at the Boynton Beach station, 2800 High Ridge Road just north of Gateway Boulevard, with commuter service south to Fort Lauderdale and Miami and north to West Palm Beach (SFRTA). Brightline does not stop in Boynton; the nearest stations are Boca Raton (101 NW 4th Street) and West Palm Beach, each roughly 20 minutes by car. Palm Beach International is about 25 minutes north; Fort Lauderdale-Hollywood about 40 minutes south, traffic permitting. Boynton sits roughly midway between Boca Raton and West Palm Beach on the I-95 corridor, which is much of its appeal for two-earner households commuting in opposite directions.
Beaches, the inlet and the water
Oceanfront Park is the city's beach, at 6415 North Ocean Boulevard, which is technically in the Town of Ocean Ridge across the Intracoastal; the City of Boynton Beach operates it, with lifeguards on duty 9 a.m. to 5 p.m. daily, a dune boardwalk, playground and picnic shelters. Parking is paid ($3.50 an hour as of 2026; city residents can buy an annual permit). The Boynton Inlet, formally the South Lake Worth Inlet, sits between Manalapan and Ocean Ridge and gives boats from the Boynton Harbor Marina and the Intracoastal direct ocean access; Palm Beach County's Ocean Inlet Park flanks it with a fishing jetty and a beach on the south side. The inlet is why the east side's boating stock, from the canals off the Intracoastal to the marina condos, commands a premium, and why the reef line offshore is a well-known dive and snorkel destination. Intracoastal Park and Harvey E. Oyer Jr. Park are the two waterfront city parks; Oyer Park's public ramp on the Intracoastal, rebuilt with new ramps and docks in late 2022, is the launching point for most of the trailer boating in town.
Downtown, the marina and what is changing
The city spent the last decade building a downtown it never really had. Town Square, on the old high school block at Seacrest Boulevard and Ocean Avenue, delivered a new City Hall and library (opened summer 2020), the restored 1927 high school as the Cultural Center (September 2020), an amphitheater and two public playgrounds (October 2020), with private residential and a hotel component still to be completed. Boynton Harbor Marina, redeveloped by the CRA, anchors the east end of Ocean Avenue with charter fishing, dive boats and waterfront dining. The next wave is residential: Ocean One, a 3.5-acre Hyperion Group site on Federal Highway north of Ocean Avenue, is approved for 371 market-rate apartments plus roughly 27,000 square feet of retail (reported underway by mid-2026, after years of delay), and the city has been soliciting further projects for the downtown and waterfront blocks (The Coastal Star, March 2026). For an east-side homeowner, this is the single most important value driver of the next five years: a walkable Ocean Avenue and marina district is what has been missing from the price comparison with Delray's Atlantic Avenue a few miles south.
On the west side the story is the opposite. The Boynton Beach Mall, 91 acres at Congress Avenue and Old Boynton Road, remains open but has been marketed as a teardown redevelopment site; as of June 2026 no buyer had been announced (Palm Beach Post). The 2019 zoning already allows a mixed-use district there. Whatever replaces it will reshape the Congress corridor for the communities that surround it (Boynton Lakes, Quantum Park, Renaissance Commons), and it is worth watching if you own within a mile.
Further west, in the Agricultural Reserve, the pressure is between the 1999 preservation compact, which limits development to protect farmland, and continued applications for housing and commercial parcels along Boynton Beach Boulevard and Lyons Road; in early 2026 a proposed apartment and big-box project near Valencia Reserve was revised after resident opposition (Palm Beach Post, February 2026). Buyers in the Valencia and Canyon communities should read the county's Ag Reserve master plan updates before assuming the view across the road stays a farm field.
Work and healthcare
Boynton Beach's largest single employer is the hospital. Bethesda Hospital East, 2815 South Seacrest Boulevard, is a 401-bed not-for-profit hospital that opened in 1959 and became part of Baptist Health South Florida in October 2017; it offers 24-hour emergency care, maternity with a Level III neonatal intensive care unit, and cancer, cardiac and orthopedic programs. Bethesda Hospital West, 9655 West Boynton Beach Boulevard, serves the western communities with emergency, surgical and imaging services. The City of Boynton Beach itself employs roughly 1,000 people. Quantum Park, the business park at Gateway Boulevard and I-95, holds the city's concentration of office, light industrial and distribution employers, and the remaining employment base is retail and services along Congress Avenue and Boynton Beach Boulevard. In practice most working residents commute: to the Boca Raton office corridor to the south, to downtown West Palm Beach to the north, and to the county's healthcare and education systems. That commuter profile is why the I-95 and Turnpike interchanges and the Tri-Rail station show up in buyers' first questions.
Schools
Boynton Beach is served by the School District of Palm Beach County. Assignment depends on the address, and boundaries change, so look up any specific home in the district's school-locator tool rather than relying on a listing. Public high schools serving the area include Boynton Beach Community High School (4975 Park Ridge Boulevard, opened 2001) and Park Vista Community High School (west of the Turnpike, serving much of the Ag Reserve area). Somerset Academy Canyons (9385 West Boynton Beach Boulevard) is a public charter serving the western communities. Private options in the city include St. Joseph's Episcopal School (Seacrest Boulevard) and Lake Worth Christian School (High Ridge Road); Boca Raton and Delray Beach add more within a 20-minute drive. We publish school assignments as facts and do not rate schools; that judgment is yours.
Parks, nature and golf
Boynton runs roughly 30 city parks and eight recreation centers. The regional draws are on the western edge: Green Cay Nature Center and Wetlands, a Palm Beach County facility on Hagen Ranch Road with half-mile and one-mile boardwalk loops through 100 acres of constructed wetland, and the Arthur R. Marshall Loxahatchee National Wildlife Refuge, whose visitor center at 10216 Lee Road is the public gateway to the northernmost Everglades, with a 5.5-mile canoe trail and 58 miles of levee for cycling, bank fishing and boating. Canyon District Park off Boynton Beach Boulevard near Lyons Road, with the adjoining Canyon Town Center and amphitheater, is the western communities' civic center. Golf runs from private clubs (Quail Ridge, Hunters Run, Pine Tree, Delray Dunes, Indian Spring, Aberdeen) to the city-owned Links at Boynton Beach, 8020 Jog Road, with an 18-hole par-71 championship course and a 9-hole par-30 executive course, open daily (City of Boynton Beach). Whether a community's club membership is mandatory is a contract question that changes the effective monthly cost by hundreds of dollars; ask before you fall in love with the house.
Eating, shopping and the calendar
East side: Ocean Avenue and the marina (waterfront seafood, the brewery and restaurant cluster around the marina district), with Delray Beach's Atlantic Avenue about ten minutes south for the region's densest restaurant strip. West side: the Renaissance Commons and Boynton Town Center mixed-use centers on Congress Avenue, Canyon Town Center for the Ag Reserve communities, and the standard grocery and pharmacy anchors along Boynton Beach Boulevard and Jog Road. Recurring city events include Pirate Fest (fall, downtown), the Holiday Boat Parade on the Intracoastal (December), the International Kinetic Art Exhibit (biennial), and the summer Movies in the Park series at Town Square's amphitheater. The city's Art in Public Places program has placed more than 40 works around town; the kinetic pieces along Ocean Avenue and at Town Square are the ones visitors notice.
A short history
Nathan S. Boynton, a former Union major from Michigan, saw the beach ridge here in 1894, returned with settlers, and built the Boynton Hotel on the oceanfront in 1897. The Town of Boynton incorporated in 1920. The oceanfront strip across the Intracoastal incorporated separately in 1931 as the Town of Boynton Beach and renamed itself Ocean Ridge in 1939; the mainland town then took the Boynton Beach name in 1941 (Palm Beach County History Online). That is why the city's beach sits in another town today. Pineapple, tomato and citrus farming built the early economy along the ridge and out toward the Everglades, which is why the western reach is still an Agricultural Reserve. The Boynton Woman's Club at 1010 South Federal Highway, designed by Addison Mizner and built 1925–26 as a memorial to Nathan Boynton, is on the National Register of Historic Places, and the 1927 high school is now the Cultural Center at Town Square. Bethesda Hospital opened in 1959, the same year the population stood near 5,000; the westward suburban build-out of the 1980s–2000s took the city past 80,000 residents (Census estimate 83,095 for July 2024).

Selling and Owning in Boynton Beach: Questions and Answers
What does it cost to sell a house in Boynton Beach?
The agreed brokerage fee, owner’s title insurance, documentary stamp tax on the deed at $0.70 per $100 of price, recording fees, prorated property taxes and association dues, and any repairs you agree to after inspection. Boynton Beach is in Palm Beach County, so the seller customarily pays for the buyer’s owner’s title insurance policy here, unlike Broward County where the buyer does. You get the full written estimate before listing, not at closing. Start on our selling page.
How do I price a home in a Boynton Beach 55-plus community?
From closings inside that community, and nowhere else. Age-qualified communities have their own buyer pool, their own inventory cycle and their own amenity and dues structure, and they do not track the general Boynton Beach market. Several of the larger communities here also have active new-construction phases, and a builder’s incentives on a new home compete directly with your resale. We price against both the resales and whatever the builder is currently offering, because buyers are comparing them side by side.
Does my roof affect whether my Boynton Beach house sells?
Yes, more than most sellers expect. Insurers price from roof age, and a buyer who cannot get an affordable quote cannot close. If your roof is toward the end of its life, you have three honest options: replace it, price for it, or provide the documentation and inspection reports that let a buyer get quoted quickly. Pretending it will not come up is what causes contracts to fail after inspection.
I inherited a house in Boynton Beach. Can I sell it, and how quickly?
It depends on title. Jointly held or trust-held property can move quickly; property in an estate generally needs the personal representative to have court authority before closing. Florida’s summary administration threshold rose to $150,000 (Fla. Stat. §735.201, as amended by ch. 2026-57, Laws of Florida) on July 1, 2026, which can shorten matters for smaller estates. We handle estate sales in house, coordinate with your attorney, and can arrange clear-out and repairs where needed. See our probate and inherited property page. This is process information, not legal advice; speak to a probate attorney, and a CPA about tax.
What is my Boynton Beach home worth?
A written opinion of value from closed sales in your own community, adjusted for your condition, lot and upgrades, and compared against the homes that failed to sell. We do not price from an automated estimate or a citywide median. Ask through Boynton Beach home values: price my home correctly and we will send the analysis.
Why do people move to Boynton Beach?
It offers central Palm Beach County location, beach and Intracoastal access, and a wider range of prices than Delray Beach or Boca Raton immediately to the south, including a large supply of 55-plus and gated communities west of the interstate.
Is Boynton Beach cheaper than Delray Beach?
Generally yes for comparable housing, particularly west of Interstate 95, which is the main reason buyers priced out of Delray Beach look here. Compare closed sales in the specific community rather than city averages, because the coastal and western halves of Boynton Beach behave like two different markets.
What is the property tax situation when I buy in Boynton Beach?
Florida reassesses the home at your purchase, so the seller's tax bill is not what you will pay. If the home becomes your primary residence you can apply for homestead exemption and the Save Our Homes assessment cap, and if you already own a Florida homestead you may be able to port your accumulated benefit. Confirm details with the Palm Beach County Property Appraiser.
Does Boynton Beach have a train station?
Yes. Tri-Rail commuter rail serves Boynton Beach at 2800 High Ridge Road, west of Interstate 95 off Gateway Boulevard, with service north toward West Palm Beach and south toward Fort Lauderdale and Miami. Brightline does not stop in Boynton Beach; the nearest Brightline stations are Boca Raton and West Palm Beach.
What is the population of Boynton Beach?
The U.S. Census Bureau estimated about 82,400 residents as of July 1, 2025. Local reporting in 2026 put the figure above 83,000, with roughly 3,750 residences under construction or approved, mostly downtown.
Should I buy east or west of I-95 in Boynton Beach?
East means proximity to the beach, the Intracoastal and the marina, with higher land value and higher insurance costs. West means newer construction and HOA and gated communities, with typically lower insurance. Far-west addresses with a Boynton Beach mailing address are often unincorporated county, which changes services and school assignment, so verify before you write an offer.
