Sale price versus original asking price in Miami-Dade County, January 2024 to September 2026
In September 2026, the typical house in Miami-Dade County sold 4.8% under its original asking price; the typical condo or townhouse sold 6.1% under its original asking price. Against the final asking price, after price cuts, the gap looks smaller: 2.7% under for houses and 4.0% under for condos. The difference between those two figures is what sellers had already taken off before a buyer signed.
The original asking price is the comparison that matters: it is the number the seller chose on day one. Measuring only against the last price, after one or several cuts, hides the cost of starting high. For every closed sale we set the sale price against both prices. The bold line is the original asking price; the dashed line is the final asking price; the shaded band between them is the cutting that had already happened. Houses and condos kept separate; monthly medians.
Single-family houses in Miami-Dade County: sale price versus original asking price

A year earlier (September 2025): 5.3% under the original asking price, 2.9% under the final.

A year earlier (September 2025): 6.9% under the original asking price, 4.5% under the final.

Two paths to a contract in Miami-Dade County, September 2026
Every closed sale in the month took one of two paths. Sellers who came to market where the home would sell signed quickly and never cut. Sellers who started above that number made one or more price adjustments before a buyer signed, and waited months longer. Both groups end up selling into the same market; the difference is the time and the cutting on the way there.
Single-family houses (827 closed sales)
Only 21% of single-family houses closed at or above the original asking price.
Condos and townhouses (936 closed sales)
Only 11% of condos and townhouses closed at or above the original asking price.
Days are counted from the listing contract date to the purchase contract date, adding recorded prior time on market where the home was relisted; we do not use the MLS day counters. Days are published only when each group has 30 or more sales. A "cut" means the final asking price sat below the original.

Each sale is compared with its own original and final asking price; medians need 30 or more sales in the month (thinner months are left blank). The current month is preliminary because closings reach the MLS with a lag; the 30, 60 and 90-day rolling read ends on the date shown and refreshes daily. Rent yield versus the 10-year Treasury in Miami-Dade County, Q1 2024 to Q4 2026
Over the last 12 months, the typical house bought and then rented in Miami-Dade County returns 6.6% of its price in yearly rent, about 3.8% after estimated HOA, property tax and insurance, 1.3 points below the 10-year Treasury (5.1%); the typical condo or townhouse returns 9.0% gross and about 4.5% net estimate, 0.6 points below the 10-year Treasury.
We take every home that sold and was leased on the same parcel less than a year apart and divide the yearly rent by the sale price. That is the solid line. The dashed line takes out the listing's actual HOA fee, an estimated property tax bill and an estimated insurance premium. The dotted line is what the 10-year US Treasury pays. When the two meet, a buyer who rents the home out is no longer earning more than a government bond before counting appreciation or the work of owning it. Houses and condos kept separate; quarterly medians.

Source: closed residential sales since January 2024 and closed residential leases since 2023 in Miami-Dade County, listed in BeachesMLS and permitted for internet display through PBP Real Estate's data feed; 8,396 pairs across the five counties as of October 18, 2026. Each sale is matched with the nearest closed lease on the same parcel within 365 days; unfurnished, non-short-term leases only; yields outside 1% to 15% are dropped as data-entry errors. Gross rent yield = monthly rent x 12 / sale price, median by quarter of the sale. Net yield estimate = yearly rent less the listing's actual HOA fee, less 1.9% of the price as an estimated property tax bill (no homestead exemption) and less an estimated insurance premium ($1,500 a year for condos; 0.8% of the price for houses); it does not take out vacancy, management or repairs, so it is not comparable with institutional cap rates. Quarters need 30 or more pairs; 10 to 29 are shown with a hollow marker; fewer are left blank. 10-year Treasury: Federal Reserve Bank of St. Louis (FRED series DGS10), quarterly average and latest daily print. The current quarter is preliminary. This describes market conditions; it is not investment advice or an opinion about any one property.
Home prices versus mortgage rates in Miami-Dade County, January 2019 to August 2026
In August 2026, the median house in Miami-Dade County sold for $680,000; at that month's average 30-year fixed rate (6.76%) and 20% down, the principal-and-interest payment was $3,532 a month, 147% more than in January 2019, while the price itself rose 94%. For condos and townhouses: price $408,000, payment $2,119 (126% more; the price rose 77%).
A sale price tells only half of what it costs to buy. Here we set the county's monthly median next to the mortgage rate of the same month and work out the payment that price implied. Both lines start at 100 in January 2019: the solid line is the price, the dashed line is the payment. When they pull apart, the rate is doing the work; when they close, the rate is handing back part of what the price added.

The highest payment in the series came in January 2025: $3,635. At the latest weekly rate (7.37%, October 16, 2026) the same median would run $3,755 a month. How many homes for sale in Miami-Dade County are short sales?
On October 18, 2026, 39 of the 4,618 houses for sale in Miami-Dade County (0.8%) were listed as short sales; for condos and townhouses it was 106 of 12,340 (0.9%). Bank-owned (REO) listings: 2.6% of houses (121) and 2.6% of condos and townhouses (317).
Asking less than they paid is a different and much larger group. In the October 18, 2026 read of South Florida homes listed below their purchase price, 2.9% of Miami-Dade County houses matched to the owner's MLS purchase since 2020 (44 of 1,506) were priced below what the owner paid, and 13.9% of condos and townhouses (495 of 3,571). A price below the purchase price does not tell you what the owner owes. A short sale does: the seller owes the lender more than the sale price, and the lender has to sign off.
What is a short sale? A short sale is a sale where the seller owes the mortgage lender more than the home is selling for. The owner is underwater on the loan, so the lender has to approve the price and agree to take less than the full payoff before the sale can close. A bank-owned listing (REO, for real estate owned) comes later: the lender has already taken the property back through foreclosure and is selling it itself. How a Florida short sale works. How we count: active Residential listings on October 18, 2026; a listing counts as a short sale or bank-owned only when the listing agent marked that condition in the MLS, so an unmarked short sale is not counted. Shares are shown only where at least 30 listings are for sale and at least 10 are marked; smaller groups show the count only. Houses and condos/townhouses are sorted by the tax legal description and never combined. Asking less than they paid compares the asking price with the owner's most recent MLS purchase price since 2020; it is not a mortgage figure. These are market statistics, not an opinion about any home's price and not a forecast.
