What the Relisting Index measures

The Relisting Index is PBP Real Estate's daily measure of how many homes for sale in Palm Beach, Broward, Martin and St. Lucie Counties had been listed before, calculated from BeachesMLS data and published free each day at pbprealestate.com. The index counts listings whose recorded cumulative days on market exceed the days on market of the current listing. That gap only exists when the MLS has linked the property to an earlier listing that ended without a sale. A portal or email alert calls the home new; the field a buyer's agent reads says otherwise. Relists entered under an unlinked new MLS number leave no gap and are not counted, so every share on this page is a floor.

What a relisted Boca Raton home carries with it

The typical relisted Boca Raton house for sale had already spent 149 days on the market before its current listing began, and now carries 224 cumulative days in total; the typical house on its first listing carries 38. For condos and townhouses the figures are 174 prior days, 261 cumulative days relisted and 69 on a first listing. 44.4% of the relisted houses have also cut the asking price of the current listing, against 36.0% of first-listing houses; the relisting itself often replaced a cut, because a new listing carries a new original asking price.

What this means if you are selling

A relisting resets the label, not the record. The buyer's agent pulling your home up sees the cumulative days, the earlier asking prices and the gap between them, and prices the offer accordingly. Boca Raton houses that had to cut their asking price this year closed materially further below the original ask than houses that never cut (see the cost of overpricing a Boca Raton home); a relisting hides the cut from the portal but not from the MLS. The useful question before a second attempt is not what to relist at but why the first weeks did not produce an acceptable offer: price, presentation, access or condition. If your Boca Raton listing expired, that page shows what the market did to asking prices this year.

Method, source and download

  • Definition: A listing counts as relisted when its recorded cumulative days on market exceed the days on market of the current listing, the MLS signature of an earlier linked listing of the same property. Relists entered under an unlinked new MLS number are not detected, so every share is a floor.
  • Coverage: Universe: residential listings entered in BeachesMLS. Records entered in the MIAMI MLS and shared into the feed (ListingId prefix A) do not carry linked cumulative history, so they are excluded; Miami-Dade County is therefore not measured and Broward figures cover BeachesMLS-entered listings only. Listings whose sellers declined internet display are absent and their number is unknown, so this is not a census.
  • Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined.
  • "Came to market in September 2026" uses the MLS on-market date of listings present in the snapshot; homes that both listed and closed inside the month are not in the snapshot and are not counted.
  • Shares are shown only for groups of at least 30 listings. Snapshot of October 18, 2026, 25,613 BeachesMLS-entered residential listings analyzed; 10,507 MIAMI-entered records excluded.
  • Download the aggregate table: 2026-10-18.csv (CSV, this edition) or the latest edition. Listing-level records are MLS data and are not redistributed.

Questions about the Boca Raton Relisting Index

How many Boca Raton homes for sale have been listed before?

On October 18, 2026, 72 of the 491 Boca Raton houses for sale (14.7%) carried more cumulative days on market than current-listing days, the MLS signature of an earlier linked listing. For condos and townhouses it was 127 of 932 (13.6%). Among homes that came to market in September 2026, 12.8% of houses and 14.3% of condos and townhouses had been listed before.

Does a relisted home show up as new to buyers?

It shows as a new listing in most portals and alerts, but the MLS field that buyer's agents read, cumulative days on market, does not reset. The typical relisted Boca Raton house for sale had already spent 149 days on the market before its current listing began, and carries 224 cumulative days in total against 38 for houses on their first listing.

How is the Relisting Index calculated?

A listing counts as relisted when its recorded cumulative days on market exceed the days on market of the current listing, the MLS signature of an earlier linked listing of the same property. Relists entered under an unlinked new MLS number are not detected, so every share is a floor. Houses and condos/townhouses are counted separately using the tax legal description to decide the type. Shares are published only where at least 30 listings are in the group. Figures come from PBP Real Estate's daily snapshot of BeachesMLS listings permitted for internet display.

Why is Miami-Dade County not in the index?

Listings entered in the MIAMI MLS and shared into the BeachesMLS feed do not carry linked cumulative history in the field the index uses, so they cannot be measured. They are excluded from every figure on this page. Miami-Dade County has too few BeachesMLS-entered listings to report, and Broward County figures cover BeachesMLS-entered listings only.

Can I cite these figures?

Yes. The 2026-10-18 edition is frozen: the figures on this page and in its downloadable table will not change. Cite as "PBP Real Estate analysis of BeachesMLS listing data" with a link to this page. A new edition is published each day the data refreshes; earlier editions remain downloadable.
