What these statistics mean if you are selling in Lauderdale-by-the-Sea

In a market of 176 sales a year, one asking price that misses the market is visible to every buyer's agent working Lauderdale-by-the-Sea. Houses still for sale have been listed a median 95 days against 36 days for the houses that sold (July to September 2026). Condos and townhouses still for sale have been listed a median 77 days against 48 days for the condos and townhouses that sold (September 2026). The useful question before listing is not what the highest number is that the market might accept, but what first asking price sells inside the sold-homes clock rather than the for-sale clock. That is the question a comparative market analysis from PBP Real Estate answers, house by house, from the same closed-sale record used here.

Method, source, corrections and download

  • Source data: BeachesMLS listings permitted for internet display, delivered through Cotality Trestle (PBP connection 23039), for listings whose MLS city field is Lauderdale-by-the-Sea. Listings whose sellers declined internet display are absent and their number is unknown, so no figure is a census; newly listed counts are floors for the same reason.
  • Property type follows the tax legal description: a condominium regime in the legal makes the property a condo whatever the MLS type; townhouses and villas are reported with condos. Houses and condos/townhouses are never combined into one figure. The property-mix shares are shares of a count, not blended prices.
  • Small-market rule: counts (sales, listings, homes under contract, newly listed) are always reported for the month. Medians are reported over the shortest of the latest complete month, the trailing three months or the trailing 12 months that contains at least five sales, and the window and sale count are printed beside each median. Months of supply divide homes for sale by the trailing 12-month average of monthly sales. Nothing is estimated or modeled.
  • Each statistic carries its own data date. Inventory, contract and asking-price figures are the October 18, 2026 snapshot; the latest complete month is September 2026; Broward County context comes from the county market report dated October 18, 2026.
  • This is the 2026-10-18 edition and it is frozen. A new edition is published each day the data refreshes; earlier editions remain downloadable. Published-figure errors are logged at the corrections log.

Questions about Lauderdale-by-the-Sea real estate statistics

What is the median home price in Lauderdale-by-the-Sea?

The median Lauderdale-by-the-Sea house sold for $1,167,500 over July to September 2026, the trailing three months (6 sales; fewer than five closed in September 2026); the median Lauderdale-by-the-Sea condo or townhouse sold for $384,950 in September 2026 (10 sales). Medians use the shortest window with at least five sales (the month, then the trailing three months, then the trailing 12 months) and every median on this page names its window and sale count. Houses and condos are reported separately and never averaged together.

How many homes are for sale in Lauderdale-by-the-Sea?

On October 18, 2026, Lauderdale-by-the-Sea had 22 houses for sale and 5 under contract and 119 condos and townhouses for sale and 10 under contract. At the trailing 12-month pace of 30 house sales, that is 8.8 months of house supply. At the trailing 12-month pace of 146 condo and townhouse sales, that is 9.8 months of condo and townhouse supply.

Why do some Lauderdale-by-the-Sea figures use a trailing window instead of last month?

Lauderdale-by-the-Sea is a small market: 1 house closed in September 2026; 10 condos and townhouses closed in September 2026. A median of fewer than five sales is not published on any PBP page. Counts (sales, listings, homes under contract) are always shown for the month, because a count is exact at any size; medians widen to the trailing three or 12 months until five sales are in the window, and the window is named beside the figure.
