How do I sell a rental property with tenants in Broward County?
Short answer: either sell with the lease in place to a buyer who wants the income, or sell after it ends to the full market, and the lease decides which.

The three moves, in order
- Read the lease with your attorney: term, notice for showings, what transfers to a buyer, and whether the tenant has any right to buy.
- Get two numbers: a written comparative market analysis with the tenant in place, priced to investor sales, and one for a vacant, market-ready sale after the lease ends, net of the vacancy months.
- Choose the route with the better net and set showing rules the tenant can live with; a cooperative tenant is worth money on the way out.
Who else you need, and what we do not do
A Florida attorney for lease, notice and deposit questions; a CPA or tax professional on depreciation recapture and any exchange; the association for rental and approval rules on a condominium. We handle the sale side.
This page covers the real-estate side only. It is not legal, tax or insurance advice. Deadlines, notices and the treatment of debts on your title are set by the documents and by the agencies and courts involved; confirm your own dates and figures with them or with a Florida attorney before acting.

How do I sell a rental property with tenants in Broward County: questions
Do tenanted properties sell for less in Broward County?
Tenanted houses where occupancy was disclosed closed at $565,000 against $665,000 for owner-occupied, at $358 and $352 per square foot. Part is property type and location, part is a buyer pool limited to investors. Whether waiting for a vacant sale nets more depends on the vacancy months and the make-ready cost.
Should I wait for the lease to end?
Only if the vacant-sale net, after the empty months and make-ready costs, beats the tenanted-sale net. We put both on paper; the lease and your attorney set what is possible.
Who buys tenanted condominiums?
Mostly investors, which is why 60.9% of tenanted condominium sales were cash. Association rental caps and approval rules decide whether owner-occupant buyers are also in the pool.
What about taxes on the sale of a rental?
Depreciation recapture and exchange rules are CPA questions and worth asking before you list, because the answer can change the timing. We are not tax advisers.
Can I sell a rental property while the tenant's lease is active?
Yes. A rental can be sold with the tenant in place. The lease usually stays in effect after the sale, and the lease's own terms control. The buyer takes the property subject to the lease. The security deposit and any advance rent transfer to the new owner at closing with an accounting (Fla. Stat. 83.49(7)). Many buyers of rentals are investors who want a paying tenant. If you or the buyer want the home vacant, read the lease for a sale or early-termination clause. Whether and how a lease can end early is a question for a Florida attorney. Showings go best with the tenant's cooperation, arranged with notice.

Gia and John from PBP Real Estate exceeded expectations in selling my mother's Delray Beach condo, which had previously failed to sell with another firm. Despite being in New York, I experienced excellent communication and responsiveness via phone, text, and email, making the remote process, including the closing, stress-free.
