Moving to Palm Beach
Palm Beach Relocation Guide
Palm Beach is in Palm Beach County, Florida. What it is actually like to live in Palm Beach: the neighborhoods, the commute, the costs people forget, and what homes there sold for last month.
Moving to the Town of Palm Beach means buying on a fully built-out barrier island where supply is fixed, the town reviews exterior work, and most services sit across a bridge in West Palm Beach. This guide covers the decisions a relocating buyer actually faces: island or mainland, house or condominium, which part of the island, and what changes in the purchase itself. Reviewed September 10, 2026.
Key takeaways
- The county has roughly 1.5 million residents and 39 municipalities; the island town has about 9,000 year-round residents.
- Exterior changes visible from the street or water go before the Architectural Commission (ARCOM); designated landmarks are reviewed by the Landmarks Preservation Commission.
- Gia Freer, our Broker of Record, has been licensed in Florida since 2000 (BK689801) and prepares every opinion of value personally from current BeachesMLS sales.
Palm Beach is one town within Palm Beach County. The county has roughly 1.5 million residents and 39 municipalities; the island town has about 9,000 year-round residents. Many people who say they are "moving to Palm Beach" end up in West Palm Beach, Palm Beach Gardens, Jupiter or Boca Raton, and a fair number of them should. Start with that question.
Should you live on the island or on the mainland?
Choose the island if you want walkable Midtown living or an oceanfront or lakefront house, accept a smaller housing stock, and are comfortable with the town's review rules. Choose the mainland if you need public middle and high schools nearby, a shorter airport or office commute, newer construction, or more choice at a given price.
The bridges are the practical line. Palm Beach Public Elementary (K-5) is on the island; public schools beyond that, Palm Beach International Airport, the Brightline station, hospitals and most employers are in West Palm Beach. Three bridges connect the two: Flagler Memorial to the north, Royal Park in the middle and Southern Boulevard to the south.
Which part of Palm Beach fits how you want to live?
- North End - single-family only, no condominiums or commercial buildings by zoning. Lakefront homes often have docks. Car-dependent.
- Midtown - condominiums, townhouses and houses within walking distance of Worth Avenue, Royal Poinciana Plaza and Midtown Beach. The only walkable district.
- Estate Section - south of Worth Avenue, the largest oceanfront and ocean-to-lake properties, many on landmarked or full-block parcels.
- South End - condominium buildings along South Ocean Boulevard from Sloan's Curve south toward Lake Worth Beach, generally the island's most accessible price points.
How is buying in Palm Beach different from the mainland?
Four things change once you cross the bridge:
- Cash is common. A large share of island purchases close without financing, which shortens timelines and reduces the leverage a financed buyer has on contingencies.
- Town review. Exterior changes visible from the street or water go before the Architectural Commission (ARCOM); designated landmarks are reviewed by the Landmarks Preservation Commission. If you are buying with a renovation in mind, price the approval time along with the construction, and confirm what is permitted with the town before you sign.
- Buildings have their own rules. Many condominiums and the island's cooperatives have application and approval processes, rental limits and pet rules. Read the documents during your inspection period, not after.
- Every property is its own comparable. Few homes trade in a year and no two are alike, so pricing has to be done property by property from actual island sales, not from a neighborhood average or an automated estimate.
What will insurance and taxes cost a Palm Beach buyer?
Insurance means two policies on a barrier island: wind and flood. Flood coverage is a lender requirement in most of the town and worth carrying without a lender. Quote both before your inspection period ends; on older oceanfront property the premiums can change the economics of the purchase. Condominium buyers should ask for the building's milestone inspection and structural integrity reserve study, which Florida now requires for many buildings, and read how the association is funding them.
Florida has no state income tax. Property tax is assessed by the Palm Beach County Property Appraiser; a buyer's first bill is based on the purchase, not the prior owner's capped assessment, so ask for an estimate on the new value rather than the seller's current bill. Owners who make the home their permanent residence can file for the homestead exemption. This is general information, not tax or legal advice.
When should you move to Palm Beach?
The island runs on a winter season. From November through April the population rises sharply, the most listings come to market and the most sales close. Summer is quieter, with fewer listings but also less competition. Relocating buyers who need to see several properties in one trip do better in season; buyers with flexibility sometimes find better terms in summer. Hurricane season runs June through November, and closings in those months should allow for a storm delaying inspections or binding insurance.
What is daily life like once you arrive?
Recreation is on the water and the Lake Trail, which follows the lagoon side of the island for several miles and is open to walkers, cyclists and leashed dogs, which the beaches are not. Midtown Beach and Phipps Ocean Park are the public beaches. The Society of the Four Arts and the Flagler Museum anchor the cultural calendar. Shopping and dining concentrate on Worth Avenue and Royal Poinciana Plaza; groceries, hardware and everyday services are ten to fifteen minutes away in West Palm Beach.
The town is governed by an elected Mayor and a five-member Town Council with its own police and fire departments. It has been fully built out for decades, which is why supply is fixed and why the review process exists.
Do you have a home to sell before you move?
Most relocating buyers do, and the order you do it in decides your negotiating position on the island, where cash buyers set the pace. Knowing what your current home will bring, from actual sales rather than an estimate, is the first number to get.

How is the island of Palm Beach laid out?
The town is long and narrow, and residents describe it in four parts:
- North End - single-family streets north of the Royal Poinciana district. Zoning keeps commercial buildings and condominiums out. Many lakefront lots have private docks.
- Midtown - the commercial core around Worth Avenue and Royal Poinciana Plaza, with condominiums, townhouses and single-family homes within walking distance of shops, restaurants and Midtown Beach.
- Estate Section - the blocks south of Worth Avenue, where the largest ocean-to-lake and oceanfront properties sit, several on full-block parcels.
- South End - condominium buildings along South Ocean Boulevard from Sloan's Curve toward the Lake Worth Beach line, including the Phipps Ocean Park stretch.
Which part you live in changes your daily pattern: North End and Estate Section owners drive to everything; Midtown owners walk.
What is daily life like for a Palm Beach resident?
Recreation happens on the water and the Lake Trail. The trail follows the lagoon side of the island for several miles and is open to walkers and cyclists, and dogs on a leash, which the beaches are not. Midtown Beach and Phipps Ocean Park are the town's public beaches. The Society of the Four Arts on the lake side of Midtown runs gardens, a library and an exhibition and lecture calendar. The Flagler Museum occupies Whitehall, Henry Flagler's 1902 house.
Shopping and dining concentrate on Worth Avenue and Royal Poinciana Plaza. Groceries, hardware, medical offices and most everyday services are in West Palm Beach, ten to fifteen minutes away depending on the bridge.
The population rises sharply between November and April. Restaurants, clubs and the roads are noticeably busier in season, and quieter through the summer.
How does the town government affect homeowners?
The Town of Palm Beach is governed by an elected Mayor and a five-member Town Council under a council-manager structure, with its own police and fire departments. Three points affect owners directly:
- Architectural review. Exterior changes visible from the street or water go before the Architectural Commission (ARCOM). Plan for review time on any renovation, not only new construction.
- Landmarks. Designated landmark properties are reviewed separately by the Landmarks Preservation Commission and have tighter limits on what can be altered.
- Zoning. Height, lot coverage and use rules are stricter than on the mainland and differ by district. Confirm what is permitted before you buy with a project in mind, not after.
Town Hall and the town code are the source for all three. PBP Real Estate does not give legal advice; for a specific approval question, ask the town or a land-use attorney.
What do Palm Beach homeowners pay in taxes and insurance?
Florida has no state income tax. Property tax is set by the Palm Beach County Property Appraiser and collected by the county; the town, the county, the school district and several special districts each add a millage. Owners who make the home their permanent residence can file for the homestead exemption, which also caps annual assessment growth. Non-homestead property carries a higher cap. The county appraiser's office publishes the deadlines and forms.
Insurance on a barrier island means two policies: wind (or a homeowner policy with a wind component) and flood. Flood coverage is a lender requirement in most of the town and worth carrying without a lender. On older oceanfront property, premiums can be large enough to change the economics of ownership, so get quotes before you commit.
Condominium owners should also expect the current Florida milestone-inspection and structural reserve requirements to show up in their association budgets and disclosures. This is general information, not tax or legal advice.
Which public schools serve the island of Palm Beach?
Palm Beach Public Elementary (K-5) is on the island and is part of the School District of Palm Beach County, the tenth-largest district in the United States and fifth-largest in Florida: more than 193,000 students including charter schools, about 160,000 of them in 182 district-operated schools (Source: School District of Palm Beach County, About Us, read September 22, 2026). Public middle and high school assignments are on the mainland. Palm Beach Day Academy is the island's independent school. Families relocating with school-age children usually weigh the daily bridge crossing when choosing between the island and the mainland communities across the lagoon.
How do Palm Beach residents get around and travel?
The Flagler Memorial (north), Royal Park (middle) and Southern Boulevard bridges connect the island to West Palm Beach. Palm Beach International Airport is in West Palm Beach, roughly fifteen minutes from Midtown. The Brightline station in downtown West Palm Beach links to Fort Lauderdale, Miami and Orlando. On the island itself, bicycles and short drives cover most trips.
How did Palm Beach become what it is?
Henry Flagler brought the railroad south and opened the Royal Poinciana Hotel on the lake side of the island in 1894; the oceanfront hotel that became The Breakers followed in 1896. Winter visitors built houses, the town incorporated in 1911, and the 1920s produced the Mediterranean Revival estates that define the Estate Section today. The town has been fully built out for decades, which is why supply is fixed and why the review process exists.

Moving to Palm Beach: questions and answers
What is it like to live on the island of Palm Beach?
Palm Beach is a barrier-island town with strict architectural and landmark review, limited inventory and a housing stock that runs from in-town condominiums to estate properties. Most transactions are private, discreet and slow-moving compared with the mainland.
How is buying in Palm Beach different from the mainland?
Expect town review requirements for exterior changes, a higher share of cash purchases, and buildings with their own approval processes. Because so few properties trade, comparable sales analysis has to be done property by property rather than by neighborhood average.
Do I need flood insurance in Palm Beach?
On a barrier island you should assume flood coverage is required by a lender and advisable regardless. Get quotes for both wind and flood before your inspection period ends; on older oceanfront property those premiums can change the economics of the purchase.
What is daily life like in the town of Palm Beach?
Quiet, residential and highly regulated. Worth Avenue and the Royal Poinciana district cover shopping and dining, the ocean and Lake Trail cover recreation, and most services are a short drive over the bridges into West Palm Beach.
Are there restrictions on renovating a home in Palm Beach?
Yes. The town reviews exterior work, and landmarked properties face additional requirements. Anyone buying with a renovation in mind should price the approval timeline as well as the construction, and speak with the town before making assumptions about what is permitted.
Is Palm Beach only for seasonal residents?
No, though a significant share of owners are seasonal. That pattern affects how properties are marketed and when they trade, which is one reason listing timing on the island is a genuine strategy discussion rather than a formality.
