Up-Front Communication Guarantee
Short answer: We contact you at least once every 7 to 10 days throughout the listing period, by call, email or text, on the channel you choose. If we do not meet that contact commitment, you may cancel the listing agreement before receiving an offer to purchase, without obligation to pay any fees or commission.
For sellers
Pricing a home is a skill. Start with the current competition and recent closed sales.
41.2% of active single-family house listings in Palm Beach County have a recorded asking price below their original list price.
The data comes from the segment and recorded fields available in PBP Real Estate's BeachesMLS feed, as of the date shown. Gia Freer, Broker of Record, turns comparable sales and current competition into one written pricing opinion for your home, with the reasoning, before it goes live.
No website estimate, no automated number: a written opinion of value prepared by hand, within one business day.

- Showing feedback is passed on as soon as we receive it.
- Our separate Easy Exit Performance Guarantee lets you cancel before an offer to purchase is received if our service does not live up to what we promised, with no penalties or obligations, after giving us the chance to correct the problem.
What the guarantee says
Up-Front Communication Guarantee. We contact you at least once every 7 to 10 days throughout the listing period, by call, email or text, on the channel you choose. If we do not meet that contact commitment, you may cancel the listing agreement before receiving an offer to purchase, without obligation to pay any fees or commission.
Why regular contact, and why in writing
Ask a seller who has had a bad listing experience what went wrong and the answer is rarely the commission. It is that they stopped hearing anything. The listing went live, the first weekend passed, and then the updates thinned out precisely as the news got harder to deliver. By the time anyone said the word price out loud, the home had been sitting for two months and the market had drawn its own conclusions.
We communicate every week, often more than once, and discuss the market response and pricing during the first 7 to 10 days. Showing feedback is passed on as soon as we receive it. Our Feedback Fridays emails continue, but calls and conversations happen throughout the week. The written guarantee commits us to contact you at least once every 7 to 10 days.
What you get every week
- Activity. Showings, second showings, where the traffic came from, and what the agents said afterward — including the parts you would rather not read.
- Your competition. What comparable homes did this week: new listings, price changes, and which of them went under contract and at what.
- Where you stand. Your days on market against your own segment and price band, not against a countywide average.
- The recommendation. Hold, adjust the exposure, or change the price — with the closed sales and pending contracts that support it attached.
What it does not cover
This is a guarantee about our conduct, not about the market. It commits us to contact at least once every 7 to 10 days, with weekly or more frequent communication in practice. It does not promise a sale, a price, a timeline, or that the news will be good. When the news is bad, the guarantee is what makes sure you get it early enough to do something about it.
Where this fits
It is one half of a pair. This guarantee covers our contact commitment. Our separate Easy Exit Performance Guarantee lets you cancel before an offer to purchase is received if our service does not live up to what we promised, with no penalties or obligations, after giving us the chance to correct the problem.
Both of them sit downstream of the decision that matters most, which is the number your home goes on the market at. See selling a home in Palm Beach County, or start with a written opinion of value.
The Up-Front Communication Guarantee: questions and answers
How often will my listing agent update me?
Our written commitment is contact at least once every 7 to 10 days throughout the listing period, by call, email or text, on the channel you choose. We communicate weekly, often more than once. If we do not meet that contact commitment, you may cancel the listing agreement before receiving an offer to purchase, without obligation to pay any fees or commission.
What is actually in the weekly update?
What happened this week and what it means. Showings and where they came from, what agents and buyers said, how your direct competition moved on price or went under contract, where your listing sits on days on market against your own segment, and the recommendation for the coming week. If the honest recommendation is a price change, it is in the update, in writing, with the sales it rests on.
What if nothing happened that week?
You still get the update, because no activity is itself the most important information a seller can have. Two quiet weeks in a market where comparable homes are going under contract is a pricing answer, and hearing it in week two is worth considerably more than hearing it in month three.
Why does a communication guarantee need to exist at all?
Because the most common complaint sellers make about agents is not price or fees, it is silence. Silence is easiest exactly when the news is bad, which is when a seller most needs to hear it. Our written contact commitment, with a cancellation remedy before an offer is received, makes that responsibility clear.

Gia and John from PBP Real Estate exceeded expectations in selling my mother's Delray Beach condo, which had previously failed to sell with another firm. Despite being in New York, I experienced excellent communication and responsiveness via phone, text, and email, making the remote process, including the closing, stress-free.
